This cottage style villa is extremely unique and it oozes romance, character and has postcard pretty areas and stunning views.  This property is the perfect retreat for a couple.  It is very romantic, private and relaxing yet is reached via a tarmac track with ease.  No need for 4 x 4 vehicles here.

Every room in the villa is extremely spacious and all the rooms have patio doors that take in the panoramic views and the garden.  This villa will appeal to those buyers who do not like the typical square boring villa with pool yet prefer a property that absorbs them into the stunning countryside inland from Malaga city.  This appealing cottage style property embraces you and absorbs you into nature.  However, please don’t think that the word, ‘cottage’ means small rooms and low ceilings – the accommodation is quite the opposite!

Opening up the view in places is easily done.  The husband of the current owners loves his trees and won’t even remove a small branch. However, if you wanted to open up the view in strategic areas, the cutting and pruning of some shrubs and trees could easily give you outstanding views that are hard to rival anywhere in Spain.  You could then have complete privacy mixed with far reaching vistas of countryside and mountain ranges.

You won’t easily find another property like this one, it is a one off to include having stone steps and little paths that wind throughout the garden.  Stone steps bring you to a small terrace that houses a little plunge pool that is perfect for cooling off on a hot day and even better, ideal for sipping Cava or Rioja day or evening!

♦  Kitchen/living/dining room has a vaulted ceiling, terracotta tiled floor and the entire room (except for one pillar in the external wall) has patio doors that take in the vistas and garden beyond. The entire room can virtually be opened up to bring the outside in.  Rejas (Andalucian iron doors and window bars) add to the character of the property and they enclose patio doors not only for character but for security also.  The rejas are painted the most beautiful jade green.

♦  Entrance hallway runs the entire length of the property and connects the living room to the bedrooms and bathroom and also greets guests at the front door.  Chequered floor tiles run the length of the hallway and also lead into the bathroom.

♦  Family bathroom is quite something.  The w.c. is actually a ‘throne,’ there is a large walk-in shower and a full length bath with views out over the countryside and mountain ranges.  A spacious bathroom that has something enchanting about it.

♦  Bedroom 1 is again a spacious room with a large bed, table and chairs, wardrobe and furnishing plus wood burning stove.  A comfortable room year round because there are patio doors to open the room out onto the front terrace and a ceiling fan for summer plus the wood burner for cooler winter nights. The floor tiling is terracotta.

♦  Bedroom 2 is another large bedroom with a wood burning stove, wardrobe and furnishing plus ceiling fan and patio doors that open onto the front terrace.  Again, this room can be enjoyed year round in comfort.  The floor tiling is terracotta.

Outside the romance enhances…

♦  A covered front terrace runs the entire length of the villa that faces West to give shade from the hot summer sun and to keep the property cool.  It also provides areas to sit and relax to include a pergola area with table and chairs that juts out over the garden.  The terrace has terracotta floor tiles.

♦  Pizza oven covered terrace is located at the end of the villa and is a charming area.  It doubles as a work shop plus covered dining area with pizza/bread oven.  It even has antique Andalucian floor tiles to finish off the charming styling.

♦  Sun terrace if found at the other end of the villa and has sun loungers and another table and chairs.  This is the prefect place to soak up the sun.  This area has terracotta tiles the same as the front covered terrace.

♦  Secret stone dip pool terrace cannot be seen from anywhere on the property (or off the property) and is ideal for a cooling dip in the height of summer or perfect for relaxing with a G&T, Cava or a glass of Rioja on a balmy summer’s evening.

♦  Parking area for two cars is located over the tarmac track from the property (almost opposite the front door) and accommodates two cars.  This is where the satellite dish is located.

Communications…

♦  Broadband internet with WiFi is connected and can be used to stream international television.

♦  Satellite TV is aligned for Dutch TV channels.  This can be re-aligned for the enjoyment of watching other European television or for Sky TV UK channels.

♦  Telephone is currently via mobile phones but there are; line-of-sight of mast and satellite service available for phone connections if desired.

Legal paperwork…

♦  The property has a full building licence and LFO (licence of first occupation) so has full permission to be built where it is.  At the moment however, the owners are sorting out their land boundary within their legal paperwork.

The likelihood is that any sale will have to proceed with a private contract and not an escritura – the owners are willing to negotiate the sale price on this basis.

Location…

♦  Access is via a country tarmac track that is only a 1 or 2 mins’ drive from one of the tarmac country road from Villanueva de la Concepcion to Pastelero.

♦  Pastelero is only 5 mins’ drive away and here you will find two superb ventas, bar restaurants service local cuisine with local produce.  All home-cooked and all traditional dishes.  Menu del Dia (menu of the day) is available at both restaurants for just €8.50 per lunch which includes olives or salad, followed by a starter, main course, dessert and your drink.  Pastelero is a hamlet that comes under Villanueva de la Concepcion and Pastelero has there very own annual feria street party each year and is a proper community.

♦  Villanueva de la Concepcion is 15 mins’ drive away and here you will find a bustling small town with the town hall, local and national police station, 24hr medical centre with on stand-by ambulance, a reasonably large supermarket, mini supermarkets, fish mongers, green grocers, butchers, many bakeries and pastry shops, 14 bar restaurants, coffee shops, DIY stores and haberdashers.  There is everything you could want in Vva. de la Concepcion for every day living.  A large market visits every Monday where everything from clothes and shoes to fruit, vegetables and plants can be purchased.

♦  The magnificent El Torcal Natural Park and mountain range is the back-drop of small town of Villanueva de la Concepcion and the rock formations within the park are unique around the world.  This is something very special to be so close to.  At the end of the track to this property, the full mountain range comes into view – stunning!

♦  Malaga airport can be reached via Vva. de la Concepcion or via Almogia (two routes depending on choice).  The airport is 40 to 45 mins’ drive away and has a large selection of European budget airlines that fly in and out of Malaga.  Equally, Malaga airport has some international flights now also.

♦  Malaga old town & marina is approx. 1 hours’ drive away and it is the most beautiful city that has won numerous awards in recent years.

♦  Historic Antequera has recently won world heritage status for the dolmens and this fabulous city is only 30 mins’ drive away and here you will find all you need for modern day living to include a superb modern hospital.  Antequera has the title of being, ‘the cross roads of Andalucia.’  From here you can reach by car or train every major city within Andalucia, especially; Cordoba, Sevilla, Granada, Ronda and beyond.

NB.  Whilst the accommodation of this property is over one level, this character villa is not ideal for those who’s mobility is compromised.  The steps leading to the front door are steep and the steps throughout the entire garden are uneven and steep also.  All this creates character and the property benefits from it with charm.  However, this would not be ideal for anyone who requires completely level ground.
