For sale direct from owner.

With its combination of rustic charm and many original features, this sympathetically renovated three storey town house comes with ample outside spaces and terraces. The generously sized property is a spacious 213m2 built. The living accommodation comprises a living/dining room, spacious traditional kitchen, 3 good sized bedrooms, a large bathroom as well as a downstairs cloakroom/laundry area.  There is plenty of street parking right outside.

With all mains utilities and the availability of ultrafast 600/600 Mbps fibre broadband this appealing property accommodates all modern conveniences whilst retaining its authenticity. There is excellent 4G mobile coverage which coupled with ultrafast fibre broadband make WFH (working from home) a reality rather than a dream.

Nestled deep in the heart of The Costa Tropical is an autonomous region made up of three Pueblos Blancos (White Villages), Guájar Fondón, Guájar Faragüit and Guájar Alto, collectively known as Los Guájares. The highest of the three villages, Guájar Alto, is home to the property for sale.

The location of the village is stunning, nestled in a green valley with plantations of avocados, olives, lemons, oranges, almonds and numerous other tropical crops. Surrounded by spectacular mountain ranges with a river that is dammed in areas to create natural swimming pools to enjoy in the summer months, Guájar Alto is unspoiled, peaceful and is the epitome of a genuine Spanish community. The Moors called the village ‘Paradise on Earth’ and it is easy to see why.

The layout of the property is as follows:

On the ground floor there is an entrance hall, a traditional Andalucian style kitchen, living/dining room, a spacious cloakroom with w.c. and a storage area.  There are doors just off both the kitchen and hallway that lead out to the central courtyard. This charming patio area is perfectly situated for outdoor dining, offering privacy to enjoy drinks and tapas under the balmy Spanish summer evenings.

The first floor is accessed via stairs that rise from the double height hallway.  On the first floor are two good sized bedrooms.  Bedroom 2, a double, is currently presented with a single bed and a free standing wardrobe. Bedroom 3 is also a double, again currently presented as a single bedroom, with a Juliet balcony overlooking the street.  The family bathroom is on this floor and comprises a white suite with a full length bath with shower over, vanity basin, and a w.c. Also in the bathroom is a separate, fully tiled shower cubicle. The bathroom has the bonus of a window for natural ventilation.  Hot water is via an immersion heater and water pressure is excellent.

The second floor is reached via terracotta tiled stairs. From here you can access the large, private top terrace which affords you stunning, panoramic mountain views down the valley towards the Mediterranean coast.

On this floor is the master bedroom suite. Flooded with natural light, this imposing room easily accommodates a king sized bed, a 2 seater sofa, and a dressing area with floor to ceiling wardrobes. There is also space for an office work area.

The bonus building in a state of disrepair or perhaps space for a swimming pool:

In addition to the main house, and included in the sale price, is an adjoining building to the existing terracing. On the title deeds and known as the ‘Cuadra’ (old stables). This added bonus is what really sets this house apart from other properties for sale in Guájar Alto.

Currently in a state of disrepair, the Cuadra/old stables, is perfectly suited for redevelopment. It has a surface area of 27m2 but is currently over two levels so lends itself to the construction of a proper swimming pool with depth if that is preferred. It has its own separate entrance, accessed via a short passageway that passes under the neighbours’ first floor accommodation. Or if demolished, could be accessed directly off a current terraced area. Offering a variety of redevelopment potential, it could become a 3 story, 2 bed, 2 bath independent guest property with its own private roof terrace, or be demolished and the space used differently as desired.  Perhaps, install that pool!  Both would add value but the redevelopment option offers the possibility of a steady rental income.

Communication services are excellent. Ultrafast 600/600 Mbps synchronous Fibre To The House (FTTH) internet is available, full 4G mobile coverage from all carriers with 5G expected to be available in 2022. FTTH Broadband is available from €20 per month. A typical package to include ultrafast 300/300 Mbps fibre broadband and unlimited mobile calls is €36 pcm. Perfect for WFH, WFA and Digital Nomads.

Running costs of the property are low by Northern European standards. As an example, annual rates are just €293.45. Water and daily rubbish collection charges are billed quarterly and average €45.

Guájar Alto, at 457 metres above sea level, is truly an unspoiled, peaceful paradise with indescribably spectacular and far reaching mountain views. It is peaceful; there is space to move, to breathe, and to enjoy a significantly calmer existence in today’s stressful world.

Surrounding the village and throughout the valley you will find an abundance of walking trails and mountain biking routes, natural pools in the river for swimming, waterfalls, and picnic areas. Los Guájares is an area perfect for outdoor enthusiasts.

The Sierra Nevada mountain range that serves as a backdrop to the Costa Tropical provides shelter from northerly weather fronts resulting in a sub-tropical microclimate of long, warm summers and very mild winters.

The 2 local bar/restaurants, Bar Carmen and Bar Olivo; a well stocked village shop; daily visiting bakers and fishmongers; and weekly outdoor markets offering fresh local produce are just some of the endearing elements of this rural idyll. It is no surprise that Los Guájares has attracted an International community that has chosen to move to Spain, a community that is accepted at and enjoys the variety of events and fiestas regularly hosted by the local town hall and community.

Salobreña is the closest coastal town and is situated directly South from the village. Travelling down from Guájar Alto, through the scenic Los Guájares valley, takes approximately half an hour to arrive in this pretty whitewashed town. With its long promenade dotted with small, friendly beachside restaurants (chiringuitos), an imposing 10th century castle perched high above the town, a plentiful variety of bars and restaurants in the historic centre, local shops and supermarkets, Salobreña is the perfect place to eat, visit, socialise and shop.

Motril, considered the commercial centre of The Costa Tropical, is a 30 minute drive South from Guájar Alto. It is home to a variety of large supermarkets, local shops, medical facilities including the major hospital, bars and restaurants.

Granada city is 1 hour 10 minutes drive away and, of course, is home to the impressive Alhambra Palace. This ancient city has everything you would expect of it whilst simultaneously offering visitors every possible modern day amenity.

Sierra Nevada ski resort is 1 hour 30 minutes drive away with skiing available from November/December through to the end of April.

The beaches of the Costa Tropical, of which there are 48, range from long and sandy to hidden away coves; beachgoers and water sport enthusiasts are spoilt for choice. The coastal towns of La Herradura, Almuñecar, Salobreña, Torrenueva, Calahonda have fully serviced beaches. The area around Playa Granada in Motril incorporates a long beach, and a world class 18 hole golf course. A full service marina is also in Motril. Rarely overcrowded, even in high season, the beaches of The Costa Tropical have something to offer everyone.

Health and medical services. There is a twice weekly GP Surgery at the medical centre in Guájar Alto. In Guájar Faragüit the medical centre is available 5 days a week.  Larger medical centres with 24/7 service are in Salobreña and Motril where the main hospital for the Costa Tropical is located.

Málaga airport (AGP) is a 1 hour 30 minute drive away.

Granada airport (GRX) is a 1 hour drive away.

Almeria airport (LEI) is a 1 hour 30 minute drive away.
