Introduction and summary about this charming home
Competitively priced to sell privately with no estate agency commission included in the price!
This immaculate country home is located within the charming hamlet of Barranco Ferrer, 10 mins’ drive inland from Castell de Ferro on the Costa Tropical.
This charming 172M2 property has Andalucian charm yet benefits from modern comforts that complement the beamed ceilings, Andalucian/Moorish tiling, white walls, wooden windows with shutters and magnificent mountain views from the windows.
The owners of this special home have made the most of the views from this property by laying out the accommodation in an ‘upside down’ way. On the first floor which is the garden level are; the open-plan living/dining room, kitchen and a shower room. On the ground floor are the three bedrooms (two doubles and one single/home office) plus a very spacious shower room with impressive walk-in shower.
Outside, the garden of 176M2 has a large terrace area and easily maintained garden plus two outbuildings. The largest outbuilding is a laundry room with storage space and the second outbuilding is a tool shed.
The views from the property are of the valley with unspoilt hillsides with almond trees, wild shrubs, herbs and flowers growing wild. Birds of prey soar on the thermals and this tiny white village nestles comfortably within its surroundings.
The classification of the land is ‘Urban’ which means if the buyer does wish to install a plunge pool or lap pool, this is permissible by law. The village has set up ‘community fees’ of just €50 per annum to maintain the village water supply and communal areas. There is an annual meeting where things can be discussed in English and Spanish and the community fee is agreed and set for the following year.
The coastal town of Catell de Ferro is just 10 mins’ drive following the dry riverbed on a concrete and tarmac road with a raised track crossing the dry riverbed. The town hall/municipality maintain this country road to keep it in good condition. On saying this, the location of this property is not suitable for those buyers who are looking for a town house in a substantial municipality with shops, bars, lively nightlife and sports facilities. This property will however, be attractive to buyers seeking peace and quiet in a country setting, yet not isolated from a neighbouring community that are respectful and like-minded. The neighbours, who are a mix of nationalities, have chosen to live in Barranco Ferrer for its tranquility, views, sensible property prices and close proximity to the coastal motorway and impressive coastal town of Castell de Ferro.

Whether you wish to use the house as a permanent home or as a holiday home, it is easy to “lock and leave” and with all the beaches and coastal resorts of the Costa Tropical within easy reach, this would be a great base to explore this popular region which is still a very Spanish area.
Outside, the terrace is surrounded by three gardens with an irrigation system feeding almond, mandarin, lime and lemon trees and has wonderful views of surrounding hills.
The outbuildings comprise: the large outbuilding with; washing machine, sink and work surfaces, tool storage spaces and a freezer. The smaller outbuilding is a work shed for garden and DIY tools.

The Village of Barranco Ferrer
There are approximately 20 properties in the village which is a community at the end of a road in a secluded valley. Many of the properties are attached or semi-detached but this property is detached and stands in the middle of the village, yet to the edge with uninterrupted views of the surrounding hills.
Originally, it is likely this hamlet was one large working Cortijo and was broken up at some stage to form the village of Barranco Ferrer.
This is why Barranco Ferrer has its very own historic water supply via a very productive well and a bore hole. The residents of Barranco Ferrer set up a village fund with a meeting being held once a year to agree the service charge (currently 50€ per annum) for the maintenance of the village and the water supply and the cost for water usage is currently 0.5€ per m3.
All the properties are connected to mains electricity and mains drainage.
There’s even a Facebook page for the village which can be seen here…
