Size of the home & location:  Character rural hamlet home in Los Prados.  168M2 built, made up of a main house (2 beds & 2 bath) plus a separate cottage/home office (1 bed & l bath).  An integral garage and delightful central Andalucian courtyard. Set in a plot of 166M2.  This charming home is part of a friendly community that has good amenities within easy walking distance.  Also only 10 mins’ drive South from Arriate, 10 mins’ drive North to Setanil de las Bodegas or 20 mins’ drive from the famous town of Ronda.

Los Prados (which is part of the municipality of Ronda) is a small collection of traditional homes which were once part of a large country Cortijo.  This collection of houses are on mains services; water, electricity, drainage, land-lines and Broadband.  It is a real community where everyone is friendly and neighbourly.  The hamlet is served by 2 convenience stores, 2 bars, a church, a primary school, part-time medical centre, taxi service and regular delivery services in vans of; bread, fruit & veg, fish, bottle gas and the freezer van!  Equally, Los Prados has all the festivals and street parties associated with larger villages or towns.

Public transport from Los Prados includes daily bus routes to Ronda, Arriate and Setenil de la Bodegas.  A train can also be alighted from Arriate to Ronda and beyond which makes life very comfortable indeed.

Installing a plunge pool:  The property is on ‘Urban’ land which is a real bonus because there is space on the terrace for the installation of a plunge pool.  The construction of a pool at this property is permissible by law because of the ‘Urban’ classification of the land. (Whereas, properties on ‘Rustic’ land cannot construct pools because of Andalucian Land Law prohibiting this in the countryside)!

This guest cottage could equally be used for rural tourism to bring in some income for holiday makers who enjoy walking, cycling, mountain biking, bird watching, rock climbing, para gliding, horse riding or sight seeing due to the prime location in the Ronda municipality.

Outside space

The main feature has to be the large central courtyard/terrace which connects both parts of the property (the main house and the guest cottage).  This area makes the perfect space to dine and relax – partly covered with a mature grapevine and partly covered by a retracting awning.  This space is private and enjoys sunshine year round.  The perfect suntrap for some winter sunbathing!


Is accessed from the street and has a protected access permit from the local authority called; “vado” – “entrada de vehiculos” which costs €180 per annum and is compulsory for any garage that is used for vehicles that immediately drive onto a public road.  The garage is integral to the property for great convenience when shopping and unloading the car.

Helpful information

♦  Firstly, this property is being sold directly by the owner so there is no commission included in the price.  Commission in Spain is generally high and ranges from 5% to even 10% plus VAT!

♦  The Urban classification of Los Prados offers whoever buys this property, almost open-ended opportunities to make structural and decorative changes to the property inside and out.  Permits for works will easily be obtained from the town hall because the property is on Urban land.  (If the property were on Rustic land there would be little to no scope for structural works of any kind).

♦  Internal spiral stairs could be located within the property to connect the roof terrace to the main house if desired.  This would be permissible by law with a permit from the town hall.  Or, another idea is; add an external staircase and put railings around the roof terrace to enjoy the far reaching panoramic views and also create a very private solarium.

♦  Having a land-line phone with Broadband available is a real bonus and good Internet speeds can be obtained for as little as €17 per month.  A phone, Broadband and mobiles ‘bundle’ of the buyer’s choice can be reinstated quickly and easily within a few days.

♦  There is a satellite dish on the roof terrace which can be re-aligned to reach the television channels of many Northern European countries (only Sky TV in the UK).

♦  With a land-line and Broadband internet, streaming global television will be easily achieved.

♦  If desired, many amenities can be added such as air-conditioning, central heating (via gas, oil or a pellet burner).  Even solar panels could be added on the flat roof for hot water.

♦  The ‘no parking permit’ in front of the garage (as mentioned above) can easily be transferred to the new owner via their lawyer.

♦  Obtaining a tourism licence will be easily achieved and again, a buyer’s lawyer can help with this.
