Installing a plunge pool: The property is on ‘Urban’ land which is a real bonus because there is space on the terrace for the installation of a plunge pool. The construction of a pool at this property is permissible by law because of the ‘Urban’ classification of the land. (Whereas, properties on ‘Rustic’ land cannot construct pools because of Andalucian Land Law prohibiting this in the countryside)!

Garage
Is accessed from the street and has a protected access permit from the local authority called; “vado” – “entrada de vehiculos” which costs €180 per annum and is compulsory for any garage that is used for vehicles that immediately drive onto a public road. The garage is integral to the property for great convenience when shopping and unloading the car.

♦ Firstly, this property is being sold directly by the owner so there is no commission included in the price. Commission in Spain is generally high and ranges from 5% to even 10% plus VAT!
♦ The Urban classification of Los Prados offers whoever buys this property, almost open-ended opportunities to make structural and decorative changes to the property inside and out. Permits for works will easily be obtained from the town hall because the property is on Urban land. (If the property were on Rustic land there would be little to no scope for structural works of any kind).
♦ Internal spiral stairs could be located within the property to connect the roof terrace to the main house if desired. This would be permissible by law with a permit from the town hall.
