Entrance porch leads into a spacious entrance hall with study area & fitted cupboards, the living/dining room is large and has dual patio doors onto the terrace and a feature fireplace with wood burning stove.  The kitchen leads off the living/dining room via an arch and is fully fitted with modern kitchen units, integrated dishwasher and there is a breakfast table in the middle of the room. The washing machine, additional fridge & freezer are located in the fitted cupboards in the entrance hall.

Gas central heating to radiators & hot water via a boiler/large gas tank hidden in the garden:

The very large gas tank in the garden is privately owned by the villa (not hired from the gas company) and it is hidden from view in the garden.  Of course, it is a very luxurious amenity to have installed within a country property in Southern Spain.  The gas tanker is serviced every 5 years and it was last filled 3 years ago at a cost of €1,030 and the gas tank is still half full (the sellers have the invoices from the gas company available to be seen by the purchasers and for use by the lawyers to change over ownership).  Via a boiler, the gas heats both water and wall mounted radiators in each room of the villa.  All the radiators have individual thermostatic controls so rooms can be heated as required.  There is also a wood burning stove in the living room so how long the gas lasts depends how much you use the radiators and equally how much you use the wood burning stove.

Water connection to the property:

The current owners of this beautiful property (and their neighbours in El Chenil) are in the process of waiting for a certificate that will come out of the town hall any time soon.  The certificate (called an AFO) will include wording about water supply. It will say that water will be supplied, in the first instance by water tanker to all the properties in El Chenil by a specific company (as happens currently).  This water tanker arrangement will continue at a reasonable price until such time as mains water pipes and water meters for each property are connected as per European law.

The villa has 2 x 6,000 ltr water deposits installed and it costs €50 to have these filled by tanker every 6 weeks on average.  (This is a temporary solution until the mains water is connected).  Mains water will cost on average €20 per month (again, depending on use).  Water by tanker is delivered quickly after a phone call to the tanker company.

What is an AFO certificate:

This certificate is a habitation licence issued by the town hall and all buyer’s lawyers will be very happy to progress a sale with an AFO certificate in place.  It makes the sale/purchase process very simple especially as the supply of water is inscribed by law within the AFO certificate.  Also there will be a clause about the septic tanks.

The villa is connected to mains electricity with a meter installed.

Helpful information about the area:

In Casarabonela there are Spanish classes available for all, a cycling club open to all, 24hr medical centre, the closest bar/restaurant to the villa is owned and run by a young woman who speaks fluent English who helps with translation when needed, the expat nationalities in the area are English, German, Swedish and Scottish, Casarabonela has a very large outdoor swimming pool surrounded by grass, a sports centre, gym, bars, restaurants, take-away’s, banks, pharmacy plus nursery, junior and senior schools, mini-supermarkets, shops of all kinds and a cacti museum with cafe 5 mins’ drive from the villa.  Walking and bird watching are activities much enjoyed in the Casarabonela area.

Original version films can be watched in English on Tuesdays and Thursdays in La Trocha shopping mall in Coin and there is a huge under-cover market held weekly in La Trocha also.  Coin is 15 mins’ drive away and has a variety of large supermarkets to select from.

This villa is ideal as a very comfortable permanent residence or a luxurious holiday home that could provide holiday rental income for a buyer.

If you do not wish to live in the property year-round there is a couple who live locally who speak English and Spanish who can manage your property for you whilst you are away.  Equally, they can provide a holiday rental meet and greets service with change-over cleaning and laundry.  This villa could generate a very high weekly income on a luxurious holiday rental basis with year-round occupancy due to the central heating.  If solar was installed for the swimming pool, winter holidays could be as viable as summer holidays for families or groups of friends holidaying together.  Casa Rural tourism licences are easy to obtain and a lawyer can organise this for you.
