Why is this lovely home and business being sold at such a ‘come and get me’ price?  Because the seller is the only daughter to a seriously ill mum who lives in the UK.  The property needs to be sold as soon as possible and in any property market, reducing the price to one that cannot be ignored is always the best way to get potential buyers racing to snap up this bargain!

Also, because of the sudden nature of the reason to sell, the current owner does not have time to obtain an AFO for the property.  Almogia town hall are slow, and it can take up to 3 years to obtain the AFO certificate and because the seller does not have 3 years, a discounted asking price is offered to compensate for this.  All relevant surveys by architects and topographers are in place and ready for use by the buyer in order to obtain AFO (if that is what they want).  However, bearing in mind the older age of the house and cottage and the full building permit for the kennels plus opening licence for the business, actually having AFO in this instance is very debatable as to it worth. Both are presented to a high standard, having been decorated and modernised by the current owners.  Fitted kitchens have been installed, wood burning stoves fitted, modern bathrooms are in place and each is ready to move in… open and suitcase and enjoy!


Mains electricity, mains water, radio/satellite phone with a local number, Broadband Internet with speed enough for streaming TV, Sky UK TV is connected to the main house plus the guest/staff cottage.  Air-conditioning in the main house plus a ceiling fan in the kitchen of the main house, wood burning stoves in the main house and guest cottage and mosquito nets at all the windows.  There are 2 x 10,000 litre water deposits running off the mains.


The pool used to be the old water reservoir for the trees on the land but they are now well established and do not require watering.  The pool is tiled and has a filtration system and the views from it are panoramic and far reaching.  Mountain range after mountain range can be seen right down to Alhaurin de la Torre, just in-land from Torremolinos.

Gardens and vegetable plot

The business

There are 4 different sized dog lodges across the 21, so different sized families in various formats can be accommodated.

The faithful, regular clientele of over 300 pet owners book regularly as an when they return to their home countries or as and when they take a well earned holiday.

Summer, Christmas and New Year are peak seasons – Christmas is always fully booked months beforehand.  There is always a waiting list for cancellations over the Christmas period.  More than 50% of the lodges and catteries are booked for the festive season of 2020 already.

There is never a day where no clients whatsoever have their animals boarded.  Every month in 2020 has a booking in writing already (as of 12th Jan 2020).  The business currently does not close – it is open 365 days a year.

Fully licenced legal pet facility (both opening licence & agriculture & fisheries license).  As well as an authorised TRACES facility (for pets that require commercial transportation by law).  These licences are not easy to obtain so are a real benefit to be part of the business and purchased as part of an on-going concern.

Dog training in various formats brings in additional income… Classes and 1-on-1’s on or off site.

Extra income streams include; grooming, off site walks/hikes/reservoir visits, socialisation/play times, training and even a doggy day out!

‘House’ manufactured, super premium dog food has big growth potential.  Currently only sold on site and in a few suppliers, it could be stocked in many more vets and independent suppliers.

The pet shop selling mainly dog related accessories is currently mobile and could be increased, if desired.

Dog grooming service have huge potential for growth.

Courses and seminars bring in on average €12,000 per annum but were stopped in 2019 due to the ill health of the current owner’s mother (lack of time).

Advertising is not necessary because word of mouth & good use of social media has always been enough. The Facebook page has over 11,000 followers and the business has a website.

Relationships with some very well respected animal transporters who request their clients to have their animals with this business for the paperwork to be completed prior to travel are in place.

SOP’s (Standard Operating Procedures) are in place.

Experienced staff member will remain in place to assist as required with the take-over.

The sale comes with a small van to ensure business continues as normal while the change of ownership takes place and all the equipment required to continue the seamless running of the business will remain.  The main house will be left partly furnished and the guest/staff cottage will remain fully furnished and equipped.  Personal items will be removed.  An inventory of contents will be organised to go alongside the sale.
