Modern communications are in place for convenience to include the Internet that is provided via WIMAX (a phone and TV can equally be installed using the same system).  Currently, TV is easily streamed via the adequate Internet speed.

The accommodation is over two floors with the master bedroom of the main house being on the first floor with French doors that open onto a huge roof terrace with magnificent views.  The main house has 2 bedrooms and 1 bathroom and the studio 1 bedroom and 1 bathroom.

Accommodation of the main house comprises:

Set over 2 levels…  The ground floor boasts a kitchen/living room (25m2) with a wood burner, 1 bedroom/study, a bathroom and storeroom.

Stairs lead to the large master bedroom above with French doors that open onto a large roof terrace with romantic vistas.

Accommodation of the separate studio apartment:

Adjoining the main house but with a separate ground-floor entrance, the studio apartment has a large living/kitchen/bedroom (with a large fold away double sofa bed) and door leading into the shower room.  The apartment also has access to the roof terrace and it also has its own private terrace.

Eco credentials:

Electricity is provided by an optimally functioning solar installation housed in further storage space accessed from one side of the house.  The solar panels produce a sufficient and comfortable amount of power.  However, the number of solar panels can be increased if desired.

Hot water is currently provided via gas bottles, however, a solar hot water system can easily be installed, if preferred, with gas used as a back-up.

Drinking water comes from a nearby mountain spring, with water for domestic purposes piped to the house from the same water source.  Even in the driest summers water always flows and there is sufficient.

The stone walls (40cm thick) are insulated with terracotta air bricks and gypsum plaster while the ceilings are made of chestnut beams and river reeds in keeping with local building methods.

The reservoir collects 750,000 ltrs of irrigation water and is completely fenced for safety.

Heating is via a wood burning stoves in both the main house and guest house.

The land:

The extensive 70,000M2 of organic certificated land surrounding the property is is very fertile.  It has zoned areas for growing produce (kitchen garden), wild areas with natural herbs such as thyme and lavender plus meadow flowers, an area for bee keeping, a hen house and an area with young trees including; apricot, cherry, pistachio, quince, pear, figs, medlars, almond and walnut.  There are mature chestnut trees and grape vines/vineyard.  Very easily, the land could accommodate livestock or horses.

There is 40,000M2 of flat land ideal for creating paddocks for the keeping of horses and not too far from the house; is a flat area ideal for the building of stables.  Permission for the building of stables within the natural park is subject to normal planning permission but agricultural buildings, especially for keeping horses are encouraged by the town hall and natural park.  Of course, there is ample water for horses and riding out would be a fabulous experience with miles and miles of open natural park to enjoy with tracks and trails to follow.

Access:

The property is firstly accessed via a tarmac country road and then 3km of gravel track.

Yegen village & towns close by:

This charming property looks down on to the village of Yegen in the distance.  You can walk into the village which takes 30 minutes or drive in 10 minutes.

The friendly, welcoming village of Yegen, made famous by Gerald Brennan’s classic account of life in the Alpujarras, ‘South from Granada’ has the essentials close at hand. These include a; grocery, bakery, primary school, medical assistance, fish van, restaurant and a couple of lively bars.

In the summer months, you can enjoy the cool water and panoramic views at Yegen’s public swimming pool.

A wider range of services and shops can be found in 2 charming small towns within 15 km’s from Yegen.
