The large main house was built around 1900 and was a working farm. It was completely renovated by previous owners in 2004. The house and land is classed as ‘rustica’ and therefore no further building work can be added to the property but internal works would be permitted.
The roof of the house has recently undergone an insulation treatment making it secure and more ascetically pleasing.
The house has seven bedrooms. Two bedrooms are downstairs with one currently used as a storeroom. A further door has been added to this room giving access directly to the new Fly screen area. This now means the top part of the house can be completely separated as either another living accommodation or used for B&B, leaving downstairs for the owners.
The centre piece of the house is the impressive lounge area with its stunning arches either side of the recently replaced log burner which heats up such a big room. The lovely red tiles are perfect in the summer months when temperatures can hit 40 degrees. Two ceiling fans have recently been added making this a wonderfully cool room. The room is so large it can have dual purposes as lounge and diner and is perfect for entertaining.
Off of the lounge area is the family bathroom with shower, bath, bidet, sink and toilet and excellent water pressure. Upstairs is a further smaller bathroom with bath and shower. Each bathroom has their own separate water heater with excellent pressure.
The large kitchen is used for personal use and for catering when Scooter guests stay. s. There is an electric oven and gas hob. There is plenty of space for extra units to be installed as well as a double fridge freezer if required. The kitchen window enjoys beautiful views onto the Rambla and to the village of Urcal and down to the coast at San Juan de Los Terreos.
Outside of the front door is a private garden area with a couple of orange trees and other shrubs and laid to gravel with a tiled pathway and terrace and steps down to the lower level. This area is fenced for privacy and securing the owner’s dogs away from guests. Access to the new car port can be reached via separate stairs.
On this lower level are the two independent apartments. One apartment can sleep up to 5 people with 2 bedrooms and 1 bathroom, a kitchenette and lounge area. Cookers were in place but removed but these could easily be replaced again to make great self-catering apartments. The other one bedroom apartment can sleep up to 3. Each apartment has a sofa bed in the lounge area. (The apartment furniture is not part of the sale but there is room for negotiation). Both apartments have their own Wi-Fi that enable the TV’s to work showing English and Spanish channels. The apartments also have a separate water and electricity meters, enabling longer term rentals, which previous owners have used them for. The apartments have in the past been let via Airbnb and Home Away, which is very popular with the Spanish.
Underneath the house, below the kitchen, is a large workshop with lights and electricity that currently houses 7 scooters plus tools.
Leading out from the kitchen you will find a brand new fly-screened area with a solid roof (installed January 2017) perfect for dining al fresco. Beyond the fly-screen is the plunge pool (3m x 5m) perfect for cooling down when temperatures soar in June and July. The area is totally private and looks out onto panoramic views. The cost to increase the pool size would be from 14,000 to 16,000 euros and will need planning permission.
The main house and apartments are totally secured by a new large wall and electric gate (installed by owners December 2016). The house is semi-detached but not that you would know there were any neighbours as there is a large wall making it completely private. The house is part of a small hamlet with 4 other homes of 2 English families and 2 Spanish properties that are a holiday home and a ‘country home.
Beyond the main house is further land, which 1,500m has been fenced in May 2019 and is very much enjoyed by the dogs. A large gate for a tractor and small gate have also been installed making for easy access out to Rambla Grande to walk the dogs or for hiking or mountain biking.
The village of Urcal is a 5 minute walk or 2 minute drive. It has 2 bars/restaurants run by Spanish owners who are very welcoming. There is also a mini supermarket, a doctors, pharmacy and primary school
The local town of Huercal-Overa is just a 12 minute drive where you will find the thriving Monday and Thursday morning markets full of fresh local produce, the regional hospital of La Inmacualda, plus many banks, supermarkets, DIY, vets etc.
The location is perfect as it is just a 5 minute drive to the A7/E15 motorway where you can be in the large town of Lorca, perfect for shopping or taking in a movie, in 20 minutes. The airports of Almeria and Murcia International (Corvera) are an hour away and Alicante is 1 hour and 45 minutes. The beaches of the popular resort of Mojacar is under an hour away and San Juan de los Terreros is 35 minutes’ drive which has some beautiful little coves and sandy beaches.
The IBI is approximately €150 per year, basura (waste) €40. A new Smart Meter was recently installed to the main house. Water is currently around €50 every 2 months. The house has a very large water reserve (27,000m) that is operate by a pump that kicks in when water is sometimes turned off in the summer months ensuring you always have a supply of water.
