This historic 1890 home was the first house to be built in La Joya and it has been lovingly renovated with a sympathetic touch and Moorish styling.  The property is large and has the main house on one side of the courtyard and a small guest house on the other side, with the plunge pool to the rear and sun bathing terrace behind and above (with sun all day).

198M2 built over two floors on a plot of 201M2.  4 beds & 3 baths plus plunge pool.

Main house comprises:  3 large bedrooms & 2 bathrooms (1 is en-suite) on the first floor.  On the ground floor is a very spacious kitchen with a central island, fireplace & pantry, square living room with wood burning stove and arch through to the big formal dining room.  It is an airy house that flows very well.  The main house has ceiling fans throughout, air-conditioning (cooling & heating in each bedroom), quality wall mounted digitally controlled electric radiators to all rooms and the fully fitted kitchen has integrated appliances.  Every room has high ceilings (no beams) and each is very spacious.

Guest house comprises:  A very cute living room with fireplace on the ground floor with marble stairs rising to the twin bedroom above.  Across the courtyard, a few paces away is the shower room for the guest house but it can equally be used when alfresco dining or using the pool. This charming guest house is probably more suitable for use during the Spring, Summer and Autumn but the extra separate accommodation is a real bonus.  There are no ‘frills’ such as air-conditioning etc. but there is no reason why this could not be added if desired.

The courtyard:  Is split into three areas… Lounging/dining area, then through an arch to the plunge pool & shower room, then up a ramp to the upper sunbathing terrace.

Communications:  The house is connected to a land-line with the current owner only using the Internet (not the phone).  A phone number can be allocated and connected very quickly.  The Internet speed is excellent and streaming TV is easy.  In addition, there is a satellite dish attached to the house with all the original wiring in place.  The satellite could be very useful for a Northern European buyer who wishes to watch their national television via satellite with a slight re-alignment of the dish.  Only UK TV is exempt because Andalucia is out of range of the satellite.

Parking:  There is space outside the house for up to 2 cars.  However, equally, up to two cars can be brought through into the courtyard via the double Moorish double doors and secured if being left, should the house be used as a holiday home, for example.

Tourism opportunity:  La Joya Nogales is very well known for the 4* Hotel Fuente del Sol located above the village in the stunning countryside.  The hotel is used for weddings, christenings, confirmations, conferences and many large gatherings and celebrations.  Often the hotel does not have enough rooms for all the guests so Casa Rurales (tourist holiday rental properties) are very sought after in the village.

The geographical area is well renowned for it’s beauty with the El Torcal Natural Park coming into view as you leave the village (on the way to Villanueva de la Concepcion).  Historic Antequera with World Heritage status is just the other side of the mountain range and Malaga city and airport are south of the village on the coast.  There are possibly only a few other places in Andlaucia with countryside and vistas as stunning as in this geographical area.  It is a hidden gem that is much loved by those who find it!

Bars & Restaurants:  There is something for everyone in La Joya.  You can dine up at the hotel and experience gastronomy that is pushing for a Michelin star (the Executive Chef already has a Michelin star at his restaurant in Malaga Marina).  Then the hotel owns a bar/restaurant in the village which serves high quality local cuisine and is located 40 seconds’ walk away.  In addition to this, there are several bar/restaurants serving local produce in a traditional way and offering Menu del Dia (menu of the day for lunch) at very reasonable prices (3 courses and drinks for less than €10).  All the bar/restaurants are a very easy, quick and almost flat walk away from the house.

Amenities in the village:  Bank, pharmacy, mini supermarkets, grocers, weekly open market, superb bakery and cake shop, junior school (the senior school is in Antequera city via a school bus from the village) and sports facilities.

Villanueva de la Concepcion:  This is a larger, busy and bustling village just 15 mins’s drive from La Joya, nestled below the El Torcal mountain range.  Here you will find everything needed for modern day living to include a supermarket, all kinds of shops and services, 24 hour medical centre with on-stand-by ambulance, numerous restaurants and more.

Contents available via separate negotiation:  All the furnishings (minus personal items) are available by separate negotiation, some of which are very new.  If the contents are wanted, an inventory can be drawn up and processed alongside the sale and tax will not be paid by the buyer or seller on the 2nd hand items.  Lawyers can easily process this.
