This spacious 4 bedroom village house sits in the attractive village of Moclin, just 30mins north of Granada. A traditional village, this property is within easy reach of the local bars and shops and you can really integrate into village life where the locals will welcome you warmly.
The property is presented in typical Spanish styling and offers a “blank canvas” for new owners – the basics are all there, you just need to add the finishing touches. Being in the village, the house benefits from all mains services – water, electric and drainage and if wanted, you can get a landline telephone and Internet.
There is a small front terrace as you enter the property and a further patio garden at the end of the house with sufficient space for a table and chairs. Being south facing, the property enjoys plenty of sunshine and you can enjoy the passing of village life from either terrace.
Layout of the house…
On the ground floor you enter into the house where there is a large entrance hall with the stairs rising to the first floor. On one side, is the kitchen and the other is the large living room which is where we start…
The large living room has a large open fireplace ideal for the cooler weather and an under stairs storage cupboard.
A separate dining room could easily be used as a snug, a hobby room or even a 5th bedroom.
A downstairs WC is useful for guests.
The kitchen/dining room is large but the kitchen really needs to be refitted as it is typically Spanish in style. There is a large electrically heated water tank for the hot water.
Next to the kitchen there is a spacious storeroom which could be used as a utility room or even a separate dining room.
Stairs rise up to the first-floor landing which gives access to the bedrooms. This space is large and it could be possible to create a balcony or covered terrace. Opening the doors brings a huge amount of sunshine into the property.
All four bedrooms are accessed from the landing as is the family bathroom. Two of the bedrooms face south, one with a small balcony and built in wardrobes.
There is a small terrace outside the front door and another seating area at one end of the property.

Moclín, Granada and the Sierra Nevada…
Moclín is an interesting village which has largely been missed by many of the foreign buyers coming to Spain.
Located a little over 30mins from Granada city, the international airport and the Sierra Nevada, the property has the benefit of everything that Granada has to offer without the high costs and the ability to withdraw to a more relaxed environment to enjoy daily life.
The village comes with a range of facilities including a Coviran supermarket, 2 main bars and a chiringuito-style bar that opens during the summer. There is a Farmacia and a bakery and the usual rounds of bakery vans which come to the village on a daily basis.
There is also a good daily bus service to Granada which makes for a great day out without the worry of parking or “who’s driving” when enjoying a local tipple.
Moclín has a fascinating past – the 13th Century Moorish castle was where Isabel and Fernando stayed for 6 years before they re-captured Granada from the Moorish occupation which lasted for 700 years.
At an altitude of 1,000 metres, the views from the village across to the Sierra Nevada on one side and towards Alcala la Real on the other are simply stunning.
The village is also not claustrophobic, the roads are wide enough to drive through easily, compared to so many villages found across Andalucía.
Granada itself has so much to offer residents and visitors alike – an historic and cultural feast which never gets boring. In the summer, you can bypass the city itself and head for the beaches of the Costa Tropical and in the winter, you can enjoy a day skiing.
