This pretty Andalucian style cottage is modern with home comforts yet is has the charm of an older country home.  The pool is solar heated and the mountain views are stunning.  You feel on top of the world here with peace and quiet, yet it is only 9 minutes drive on a concrete and gravel track into Guajar Alto which has two bar/restaurants, one shop that sells everything and a health centre.  You pass 11 neighbouring properties on your way into the village so the house is not isolated yet it has a tranquil feel.

A 113M2 house with 2 bedrooms and 1 bathroom plus an additional third occasional bedroom in the hay loft of the old stable.  Set in 3,363M2 of land with a 6M x 3M heated swimming pool via solar panels.  Wooden windows with shutters throughout, light terracotta colour ceramic floor tiles throughout, air conditioning to the open-plan living/kitchen/dining area, ceiling fans in every room, mains water with a water purification system and mains electricity.  Covered veranda with stunning views plus formal gardens and land with fruit and nut trees plus two historic outbuildings.

Proximity by car to larger villages, towns, cities and airports:

Guajar Faraguit is 20 minutes away and is the next village South with more amenities.

Salobrena is 45 minutes away and ideal for the beach.

Motril is 45 minutes away and here you will find all the major supermarkets such as Lidl and Aldi etc.

Almunecar is 45 minutes away and here you will find the old town of this ancient fishing town which is fascinating.

Granada city is 1 hour 10 minutes away.  A fabulous city with the world famous Alhambra Palace!

Malaga Airport is 1 hour 35 minutes.  The old town and contemporary marina are both well worth visiting!

Granada Airport is 1 hour 10 minutes.

An outdoor enthusiasts dream with three walking routes from the house and more signposted trails from Guajar Alto (plus a hiking club that can be joined), bird watching, mountain biking (with competitions held in the area), horse riding and rock climbing.  There is also the beautiful natural pool set above Guajar Alto that is a stunning place to swim in spring water and there is the famous water fall between Guajar Alto and Guajar Faraguit.

The house itself comprises an open-plan kitchen/living/dining room with air-conditioning and fireplace with wood burner.  The kitchen is fitted in the traditional Andalucian style with a range cooker that has a gas hob (via gas bottle housed outside with recent certification) and an electric oven.  A dishwasher and tall fridge freezer plus microwave.  The kitchen is spacious enough to accommodate a table for dining.

Immediately outside the living/kitchen/dining room is a large covered veranda for lounging and dining with an alfresco kitchen. The views are breathtaking and take in the mountain ranges of both La Sierra de Los Guajares and La Sierra de Rio Verde.

There are two double bedrooms and the master has patio door out into the garden.  There is one shower room with walk-in shower and outside there is a laundry room where the washing machine is located.

The swimming pool with spacious pool terrace surrounding it is immediately accessed from the property via patio doors from the master bedroom and also accessed via front door and covered veranda.

The old stable building has a 3rd occasional attic bedroom that was once the hay loft.  Fly/mosquito screening is fitted and the bedroom is ideal for the summer months from May to October.  It is ideal for visiting guests.  The current owners have installed a chemical w.c. on the ground floor of the stable block in the past for when their grand children stayed during their summer holidays.  Electricity and running water are connected to the stable building.

The ground floor of the stable would make a superb workshop or hobby room.  A wood burning stove could easily be fitted for the cooler winter months.

Outbuildings also include old store rooms ideal for housing gardening equipment or perhaps chickens.

The land is split with an area where the house, pool and garden are located immediately around the property.  This area is fenced and gated. Further land above the house belongs to the property.  Then there is an additional plot of land over the track where the stable with attic occasional bedroom and further outbuildings are located.

This property will appeal to those who want to be central to beauty with two Natural Parks being local to home (El Castillejo and La Sierra Nevada).  You are also central to a wider community with culture, superb shopping, skiing and beaches.  The locals will adopt you and take you into their hearts and you will have friends for life.

Contents of the property will be sold to the buyer if they want them and the sellers have produced and inventory with a total value at the end.  This saves the buyer paying purchase tax on second hand items which is completely unnecessary.  The lawyers will process the purchase with the house and contents as separate entities.

Guajar Alto offers you a friendly community that has two excellent bar/restaurants that serve home cooked food.  Bar Carmen and Bar Olivo.  There is also a store that serves the whole community and during the summer there is the annual feria (street party) where dancing, live music, flamenco, huge paellas are cooked for the entire village and general merriment is to be had.  The feria is enjoyed by day and by night with something for everyone.  Guajar Alto also has a health centre.

Guajar Faraguit is the next village South from Guajar Alto and here you will find additional amenities that served the community as a whole to include; the town hall, primary school, bank, bakers, green grocers, medical centre and two bar/restaurants.

Private medical facilities are located in Salobrena, Motril and Almunecar.  They cover a wide range of services for different health needs.

The property is currently a holiday home, owned by a lovely British couple called Heather and Stephen.  They look forward to speaking with you about the property via email, WhatsApp or phone and if you wish to view the property, their friends will welcome you and show you around this pretty home if they are not at the property themselves.  Equally, it is possible for a WhatsApp video walk through viewing to take place if this is preferred.
