♦ The very private walled courtyard to the rear with the 8M x 4M swimming pool is relatively unique in a villa such as this. The courtyard extends the use of the pool area into the winter months due to the sun trap. For summer months there is a wind out blind for shade.
♦ This villa is set in an almost unheard of location, being in the heart of stunning countryside yet within a well spaced rural urbanisation called Fuente Amarga.
♦ Being on Urban land, as opposed to Rural land, means making changes to the property is permissible under the Andalucian land law. Extensions, paved terraces, garages and more can be built without a problem even though you are in a beautiful country setting.
♦ Incorporating bedroom 4 into the property with a little building work would be allowed, as would adding an en suite shower room be permissible. Using some of the space available in the front porch would easily integrate this room into the home. Or this useful room can remain independent and ideal as a home office where work can be done without interruption.
♦ The bedrooms offer a flexible layout for use. Four bedrooms or hobby rooms and home offices, whatever is required.
♦ Due to the Urban classification of the land, buying the property can be done speedily and without the concerns that purchasing a country villa on Rustic land can often bring.
