Overview

181M2 built.

Main house; 4 bed 1 bath.

Separate guest cottage; 2 bed 1 bath.

Set in a very private plot of 2,365M2 with swimming pool.

Excellent access directly onto a quiet country lane (tarmac) that only goes to the cemetery up in the hills above the town.  From the property and into the heart of Orgiva town is just 850 meters.

The main house and guest cottage are completely independent from each other and have their own pedestrian gated garden areas plus South facing private terraces with views of the Sierra de Lujar mountains. A pool with privacy.  The mountain views and gardens of this property are exceptional but there is no need to negotiate dirt tracks, isolation and off grid living to enjoy these magnificent vistas.

Bars, restaurants, supermarkets, health food stores, produce market, schools and more are just a few of the amenities available in Orgiva town and close to hand.

The unique selling points of this welcoming home is that is has what most buyers want:

♦ The property has AFO (a habitation licence) which every buyer’s lawyer today will be very pleased to see and this will ensure a smooth, trouble free purchase.  Obtaining AFO costs tens of thousands to obtain so, this saves a buyer a huge cost in the future if and when they decide to sell themselves.

♦ Rare qualities that are so popular yet extremely hard to find.

♦ Access is easy and off a quiet tarmac country lane that leads directly into Orgiva.

♦ Just 850 meters into the heart of Orgiva town (5 to 10 minutes walk) or moments by car.

♦ There is a main house and completely separate guest cottage.

♦ The guest cottage (or both dwellings) could apply for a ‘Casa Rural ‘ tourism licence to create a good income.

♦ A swimming pool that is 100% private.

♦ Stunning mountain views without the need to live in the middle of nowhere.

♦ A mature garden ready to be taken over and enjoyed with olive and citrus groves plus numerous fruit trees and mature flowering shrubs.

♦ Land-line phone that can have the contract with Telefonica reinstated as desired.

♦ Broadband Internet is in place with a good speed to all parts of the properties, pool and gardens.

♦ Mains water, mains electricity and mains sewerage are connected.

♦  Mountain irrigation water keeps the garden lush with two hours of free water provided per week year round. This is ample to keep the entire garden green and flowering.

♦ Integration into a friendly like-minded community is easy here.

♦ The town has abundant locally grown fresh produce available to buy on the door-step!

♦ Three outbuildings are used as store rooms and a laundry room.

Properties such as this seldom come on the market, especially in Orgiva

The unique combination of a rural setting, close proximity to the town centre, mains services and good communications for modern day living are extremely rare in a rural property in Orgiva.  We challenge anyone to find another home such as this!

Many country properties in the Orgiva area are ‘off-grid’ entirely or at least only have well water.  Living off-grid sounds romantic, but this can quickly become very demanding, draining and challenging.  Turning a tap and having mains water, flicking a switch for mains electricity and a land-line phone connected where low cost overseas calls can be arranged plus Broadband Internet with a fast speed is very comfortable.

The key to success if rural tourism is the dream

If this property is required to make money from rural tourism, the configuration of the property could not be better, nor the close proximity to Orgiva, or the mains services with WiFi (even at the pool and in all parts of the garden).  This is what discerning tourists expect today!

Both the main house, separate guest cottage and pool are on the same plot of land yet quite separate.

Both properties offer a spacious and comfortable home, ideal for visiting family and friends or for paying guests on a short-term holiday let or longer-term rental.

The possibilities are endless at this home.  The main house plus the cottage could be holiday let with the pool available to both and this could generate a very good income for the owner!

Communications

The main house, separate guest cottage, pool area and gardens all have Broadband Internet with speed enough to stream television.

A land-line for a telephones is connected to both the main house and separate guest cottage. However, currently the contract with Telefonica is ‘on hold’ because the tenants renting do not require a land-line phone.

Satellite TV is also connected and the dish can be re-aligned to reach the TV channels of many European countries.  For example, British Sky TV can be reached as it is, as long as the buyer has a Sky box and card.

The Main House

The accommodation comprises of four spacious double bedrooms and a family shower room.  The living accommodation comprises a living/kitchen/dining area with arches defining the spaces. The largest bedroom opens onto a private terrace/patio yet if preferred, this room could become a writers retreat, hobby room or artist’s studio with views across the garden.

There is a spacious outdoor south facing terrace/patio to the front of the house with magnificent views to the Sierra Lujar mountains. The canopy of the terrace mainly consists of grapevines, with other flowering plants surrounding it.

An array of bright and colourful flowering shrubs and plants surround the terrace/patio and flow into the garden. The gardens are laid to lawn with plenty of olive and orange trees.

The house is connected to mains electricity, water and sewage.  Broadband Internet is connected, satellite TV dish is connected.  A land-line phone contract can be reinstated as desired.

The Cottage

Separate and independent from the main house, the cottage comprises a double bedroom, a twin bedroom and shower room. There is an open plan kitchen/living/dining area.

The cottage opens onto a south facing terrace with magnificent views to the mountains. Depending on the season, the terrace has a canopy of wisteria, grape vines and rambling rose.

An array of bright and colourful flowering shrubs are planted around the terrace/patio as well as in the garden. Again, the garden is laid to lawn with olive and orange trees.

Paths and pedestrian gates separate or connect (as desired), the cottage from the main house.

The cottage is connected to mains services, the same as the main house, except for the satellite TV.

The Swimming Pool

The pool is an attractive feature of this property which has been thoughtfully and attractively designed and is enclosed by ochre coloured walls with a gate and steps leading up to it.

The pool and terrace which are elevated, offer you magnificent views of the mountains and surrounding countryside.

There is underwater lighting in the swimming pool and the terrace around the pool can also be illuminated at night.  There is a pump room below the pool that houses the pool pump and the washing machine. Adjoining the pump house/laundry room, is an additional small store room ideal for storing parasols, lilos and pool related items during the winter months.

The Land and Gardens

This charming home is nestled in a country setting, surrounded by olive, orange, mandarin and lemon trees, avocado, chirimoya (custard apple), figs, nisperos, grape vines, almond and other fruit trees.  Also, flowering shrubs give colour year round.  Wherever you are on the land, in the garden or on a terrace, breath taking vistas surround you.

The gardens on the upper terrace where both the house and separate cottage are positioned, the garden is thoughtfully landscaped with good sized lawns and a variety of flowering shrubs, plants and stone walls.

There is also ample space to grow your own vegetables and herbs.

The large lower terrace is principally an orange and olive grove and there is plenty of space to erect yurts, ideal for glamorous camping to extend the rural tourism option.

This land is fertile and verdant due to its location and has an abundant supply of irrigation water fed by the system of acequias (water channels), which were introduced by the Moors when they occupied Granada and the Alpujarra region.

The entire property is fenced with jasmine and honeysuckle and other climbers and ramblers. There are two separate access points to the property both with secure metal gates with locks.

Outbuildings/Sheds

There is a large shed for storage (once the children’s playhouse).  Plus a three sided outbuilding that offers many uses, perhaps a workshop (or fill in the fourth side and create another store room).

Services

Mains electricity, water and sewage are connected. Plus mountain irrigation water for the garden is a bonus.

Location

This property is situated in a quiet rural setting in the foothills of the Sierra Nevada, in an elevated position just above the cosmopolitan market town of Orgiva. Yet it is less than 10 mins walk to Orgiva with it’s cafes, bars, restaurants, shops, and local amenities.

With sunshine guaranteed for at least 9 months of the year, the property offers both a space to relax and a central base to explore the region.

Located some 450 metres above sea level, Orgiva (the capital of the Western Alpujarras) lies in the Alpujarra valley between the Sierra de Lujar and the Sierra Nevada in the province of Granada. It has a population of around 6,000 people and offers a cosmopolitan mix of people and lifestyles. Orgiva is often described as “the gateway” to this region.

This region is one of the finest walking areas in Europe and has been certified by UNESCO as a Biosphere Reserve. The stunning landscapes of La Alpujarra is rich and varied – dramatic mountain peaks, fertile valleys and forests, olive and orange groves, rivers, lakes and waterfalls, picturesque white mountain villages, snow and sand.

Spain’s highest mountains the “Sierra Nevada” provide a magnificent backdrop to this partly undiscovered area of Spain, rich in history and culture, music and dance, fiestas and flamenco and some of the best and least expensive food and wine to be found…and tapas (complimentary appetizers/snacks served with each round of drinks ordered).

The nearest coast, the Costa Tropical, less than half an hour away by car, offers you the warm waters of the Mediterranean Sea with its abundance of fresh sea food, salads and traditional dishes. Mangos, avocados and chirimoya (custard apple) are abundantly available when in season.  Mimosa, jacaranda, sugar cane, palm and date trees all thrive in this slice of tropical paradise, as do other luscious tropical plants and trees..

This area offers a wide range of activities, ranging from guided walks and treks, horse riding, bird watching, rock climbing, cycling, skiing/snowboarding, water sports, hot air balloon rides, golf and much more. A wide range of therapies are also available.

Bus services connect Orgiva to the coastal towns including Málaga, Marbella, Almeria, Cadiz and beyond, to the “Spa” town of Lanjarón, the popular white villages of the Sierra Nevada, and the provincial capital, Granada.

By car, Granada and the Alhambra Palace are 45 mins, Granada Airport an hour away, the Sierra Nevada Ski resorts 1 hour and the Costa Tropical coast and the picturesque white mountain villages are less than 30 minutes away. Malaga is 1.5 hours by car.
