Overview of the apartment and the area
A pristine apartment of 104M2 with 3 bedrooms and 1 bathroom that is very spacious throughout. It has been beautifully decorated and finished with stylish fixtures and fittings within a small block of just 6 apartments. The block is equally immaculately cared for and communal areas very regularly cleaned with a monthly community fee of €40 per month. Most of the contents within the apartment are available for sale by separate negotiation which legally avoids tax being paid on the sale/purchase of second hand items.
Fibre optic broadband is connected allowing for the streaming of global television with ease. Equally, working from home is very viable as there is also a land-line phone connected.
The huge benefit this apartment has is an extremely large private roof terrace of 65M2 with covered dining and utility area. There is also the perfect area for a Jacuzzi tucked around the corner on the terrace. Also space for a plunge pool with vast sun bathing area. Neighbours have already installed different ways to cool off in water on their roof terraces, so it is known to be possible. A summer kitchen and bar could very easily be installed and the utility area tidied away. The views from this roof terrace are some of the best to be had in Andalucia and they change colour with the seasons.
A basement garage and storeroom of 31M2 are a massive bonus with integral access up into the apartment which makes life easy.
The total private built area is 200M2 which is superb for an apartment anywhere!
The village is one of the most friendly, welcoming and lively in the Malaga Province and access to the village is superb. Malaga old town/central Malaga city is easily reached in 35 minutes by car or take the bus. The historic city of Antequera (with World Heritage Status for the Dolmens) is just 20 mins’ drive away, or again, take the bus. Villanueva del Concepcion itself is a working village that thrives year round and there is always something going on… a festival, feria, music or sporting events.
Every kind of shopping associated with a capital city is available within 20 to 40 mins’ drive from the apartment. Department stores, hypermarkets, shopping malls, outlet stores, huge DIY centres, car dealerships, IKEA, pet supermarkets and the list goes on and on. Villanueva de la Concepcion village itself has superb amenities too, above and beyond what you would expect for a village with a population of approximately 4,000. The village is pretty much self sufficient, to include; a 24hr medical centre with on-stand-by-ambulance and every kind of shop, store or service required for every day living.
El Torcal mountain range and Natural Park is the back-drop of the village and not only does it add beauty, it provides protection too. The mountain range guards Villanueva de la Concepcion from inclement weather coming from the North… be that hot or cold. It stops the extreme heat coming down from inland Spain in summer, meaning the weather in the village is Mediterranean. Plus the Torcal stops the extreme cold reaching the village so citrus, cacti, palms and Bouganvillea grow happily. 20 minutes around the mountain in Antequera the weather is very different!
The Montes de Malaga mountain ranges and natural park of black pine trees South of the village toward the coast also stop the humidity coming up from the Mediterranean Sea. This ensures that the village has fresh and clean air year round.
