Overview of the apartment and the area
A pristine apartment of 104M2 with 3 bedrooms and 1 bathroom that is very spacious throughout. It has been beautifully decorated and finished with stylish fixtures and fittings within a small block of just 6 apartments. The block is equally immaculately cared for and communal areas very regularly cleaned with a monthly community fee of €40 per month. Most of the contents within the apartment are available for sale by separate negotiation which legally avoids tax being paid on the sale/purchase of second hand items.
Fibre optic broadband is connected allowing for the streaming of global television with ease. Equally, working from home is very viable as there is also a land-line phone connected.
The huge benefit this apartment has is an extremely large private roof terrace of 65M2 with covered dining and utility area. There is also the perfect area for a Jacuzzi tucked around the corner on the terrace. Also space for a plunge pool with vast sun bathing area. Neighbours have already installed different ways to cool off in water on their roof terraces, so it is known to be possible. A summer kitchen and bar could very easily be installed and the utility area tidied away. The views from this roof terrace are some of the best to be had in Andalucia and they change colour with the seasons.
A basement garage and storeroom of 31M2 are a massive bonus with integral access up into the apartment which makes life easy.
The total private built area is 200M2 which is superb for an apartment anywhere!
The village is one of the most friendly, welcoming and lively in the Malaga Province and access to the village is superb. Malaga old town/central Malaga city is easily reached in 35 minutes by car or take the bus. The historic city of Antequera (with World Heritage Status for the Dolmens) is just 20 mins’ drive away, or again, take the bus. Villanueva del Concepcion itself is a working village that thrives year round and there is always something going on… a festival, feria, music or sporting events.
Every kind of shopping associated with a capital city is available within 20 to 40 mins’ drive from the apartment. Department stores, hypermarkets, shopping malls, outlet stores, huge DIY centres, car dealerships, IKEA, pet supermarkets and the list goes on and on. Villanueva de la Concepcion village itself has superb amenities too, above and beyond what you would expect for a village with a population of approximately 4,000. The village is pretty much self sufficient, to include; a 24hr medical centre with on-stand-by-ambulance and every kind of shop, store or service required for every day living.
El Torcal mountain range and Natural Park is the back-drop of the village and not only does it add beauty, it provides protection too. The mountain range guards Villanueva de la Concepcion from inclement weather coming from the North… be that hot or cold. It stops the extreme heat coming down from inland Spain in summer, meaning the weather in the village is Mediterranean. Plus the Torcal stops the extreme cold reaching the village so citrus, cacti, palms and Bouganvillea grow happily. 20 minutes around the mountain in Antequera the weather is very different!
The Montes de Malaga mountain ranges and natural park of black pine trees South of the village toward the coast also stop the humidity coming up from the Mediterranean Sea. This ensures that the village has fresh and clean air year round.
♦ Access is via an intercom system at the glazed arched Andalucian doors into the apartment block with two steps into the entrance hall. From there, further sets of short flights rise up to the apartment front door.
♦ The entrance hallway of the apartment is very stylish having had new flooring and high quality internal doors fitted throughout. The beautiful solid wood doors lead to all the different rooms.
♦ Living/dining room is extremely large compared to most apartments. It features a proper log burning stove in the fireplace with the chimney going up and into the corner of the roof terrace. The room also has an air-conditioning unit. This impressive room accommodates a good size formal dining table and generous corner sofa. French doors open on to a Juliette balcony with views of the contemporary town hall building opposite and El Torcal mountain range beyond.
♦ Kitchen/dining room has a new fully fitted kitchen with integrated oven and microwave plus a chrome fronted dishwasher, convection hob with stainless steel hood above and corian worktops. The kitchen tap filters mains water for more enjoyable drinking water, a large fridge/freezer in chrome fits well into the room and a television is mounted on the wall. A good size table and chairs is located in the kitchen which is ideal for breakfast or informal suppers. The kitchen has a view of the countryside and mountains that lead down to the Mediterranean Sea.
♦ Bedroom 1 is large and features a king size bed and stylish floor to ceiling ‘his and hers’ wardrobe plus free standing modern chest of drawers and cabinets. Views from the window are of the contemporary town hall opposite and El Torcal beyond.
♦ Bedroom 2 is a good size double bedroom with free standing wardrobe and bedside tables but is currently being used as a child’s playroom. The views from the room take in the roof tops, countryside, and out to the Mediterranean Sea.
♦ Bedroom 3 is also a good size double, currently used as a single bedroom for a child. This room has a fitted wardrobe and views South towards the sea.
♦ Family bathroom is stylish and finished to a very high standard with a feature ‘his and hers’ shower cubicle that plays the radio, answers the phone, allows people in to the apartment from the intercom system and has lights, jets and different setting. The bathroom suite, floor and wall tiles are of the highest quality and finish.
♦ Private roof terrace is accessed by leaving the apartment and going up the stairs immediately adjacent to the apartment. A door opens onto the most enormous roof terrace for an apartment. Being at the end of the building the terrace benefits from privacy from neighbours. The views are spectacular and no camera can truly show off beauty that is virtually 360 degrees of very special vistas. The views are probably some of the best to be had in Andalucia. A covered area on the roof terrace is used for occasional dining and also a utility area for washing. This area has huge potential to have a summer kitchen, covered dining and soft seating area and even a bar! The opportunities are endless and all on your very own private terrace with the most incredible views and the terrace has sun from sun rise to sunset.
♦ Basement garage and store room is located down a flight of stairs close to the apartment door and here you have a very spacious private parking space and also useful storage room with space above it to store additional items such as ladders etc. There is a remote controlled entrance garage door onto the street.
♦ Fibre optic Internet is connected plus a land-line phone. There is a small office area in the large master bedroom and WiFi throughout the entire apartment. There are telephone points around the apartment and TV points too. Streaming global television is easy with the high speed Internet and for countries that can receive their own TV channels via satellite, there is ample space on the roof terrace to accommodate a satellite dish.
Community fees and the running of the small apartment block
♦ Community fees are €40 per month (€480 per annum).
♦ The block is looked after extremely well with superb maintenance outside and inside. Plus the communal areas are cleaned impeccably.
