Pampaneira is a village that has long been recognised for its prettiness and character and The Times newspaper recently listed the village as one of the 20 prettiest villages in the whole of Spain. There are three villages (Pampaneira, Bubión and Capileira) that step up the Poqueira Gorge in an area immortalised by the author Chris Stewart in his book, ‘Driving over Lemons’.

Very few larger properties come onto the market in Pampaneira, so this property presents a great opportunity to buy a characterful house right on the edge of the village with views up the gorge to the Veleta peak in the Sierra Nevada.

The house is typical of Alpujarran domestic architecture, with flat roofs and be-hatted chimneys. The immensely thick walls are designed to keep out the cold in winter and the heat in summer.

The property was built in 1960 and has many great features including large chestnut beams and a lovely open fireplace. The house is being sold with much of the furniture and other items may be available by separate negotiation. It is a house that you can move straight into, but you may wish to update the kitchen and bathroom, and create an additional shower room.

On the GROUND FLOOR, there is a lovely, spacious covered entrance terrace with double doors into the main living room. This reception room is full of character with rich chestnut ceiling beams and a large open fireplace. Tiled floor. Door through to the kitchen. There is an understairs pantry and a door into an adjacent store room. This room has been used as a wine store (the smell of the wine barrels is intoxicating!), but it could be used as a separate dining room or a large new kitchen.

On the FIRST FLOOR, there are 4 bedrooms, three of which are doubles and one has two sets of french windows that open onto Juliet balconies and provide stunning views up the Poqueira Gorge – the most beautiful view to wake up to. Bathroom.

At the end of the first floor landing there is access to a TERRACE with beautiful views, and a small STORE ROOM that has plumbing for a shower and loo. There is also access through double doors to the walkway into the village behind the house.

Pampaneira is deserving of all the accolades it has been awarded. It is picture postcard pretty, with water channels running down the middle of pretty lanes. Everywhere you walk, you will find a gorgeous corner, shade, trees. This is a tourism destination, and there are businesses built on this tourist trade – delicatessens selling delicious Alpujarran products (cheeses and jamón), artisanal chocolate manufacturers, weavers (the area is famous for its rugs and fabrics) and so much more. There are excellent traditional bars around every corner, and fountains produce spring water (drinkable) straight from the mountains. Hiking routes abound, and there are many opportunities here should you wish to run a tourism-based venture.

So, this is a rare opportunity to buy a village house in one of the prettiest villages in Spain and enjoy it either as a family home or as a holiday business.
