This wonderfully located 2 bed and 1 bath (83M2) apartment is within an award-winning urbanisation that has never allowed high rise hotels to be built or over development to happen in general.  Try to drive further East of La Azohia and you won’t get far because the Natural Park takes over and only walking trails are available to you.  La Azohia is backed by and almost surrounded by Natural Park.  Equally, the sea around La Azohia is a marine reserve so diving is popular.

The apartment is South facing and takes in the most incredible panoramic vistas of the Mediterranean Sea to include the Bay of Mazarron and stunning mountains These fabulous views are not only from the balcony but equally from windows, patio doors and especially from the roof terrace.

The communal swimming pool is open year round and is behind locked gates, conveniently located adjacent to the entrance of the apartment block.  The pool is private and can only be accessed by the key holders of each apartment.  The size of the pool is superb for swimming laps or for general enjoyment.

Communal areas are superbly cared for and include the pool, gardens, a BBQ area and well-maintained paths.

The apartment is located on Urbanizacion Acuario in La Azohia just a few minutes stroll to a shop selling wine and also a pharmacy.  Then a lovely 5-minute walk along the promenade brings you to one of the many beaches – Playa La Azohiaa beautiful bay of small pebbles is backed by beach bar and restaurants.  Equally, along the way to the beach, there are further chiringuitos (beach bars/restaurants) to choose from.

Jump into the car or a taxi and Puerto de Mazarron is just 10 mins’ drive away in the Bay of Mazarron.  Here you will find everything required for modern day living to include extensive shopping options, sporting and leisure activities.

La Azohia is situated on the Bay of Mazarron with its numerous South facing beaches, sheltered by the Sierra Moreras which create a very agreeable micro climate.  In general terms, the climate is typically Mediterranean – mild in winter and warm in summer – with over 300 days’ sunshine each year.

La Azohia is a well sought-after location with many holiday homes, although increasingly properties are being occupied on an all-year-round basis with a good mix of not only the Spanish but a mix of nationalities, mainly from Northern Europe.  The new Murcia airport is only 47 mins’ drive away which makes life very convenient.

The village has a very traditional small fishing port and a good selection of bars and restaurants who benefit from the fish and shellfish brought in daily by the fishermen.

Accommodation is comprised of light and bright sunny rooms: Living/dining room, two double bedrooms, bathroom, kitchen, utility room, large balcony and an entrance hall.

More detailed information

The apartment is South facing and very light and bright.  It therefore takes little to no heating during the winter months when the sun is lower in the sky and floods into the windows.  All windows and the sliding patio doors to the balcony from the living room and bedroom 1 are double glazed with blinds.

The living room/dining room is a generous size and is dual aspect with Southern vistas through the patio doors or a Westerly view through the window at the dining end of the room.

The kitchen has a recently installed electric hob/cooker and an electric immersion heater plus a refrigerator/freezer new in Jan 2020. There is an extractor fan/hood, numerous cupboards of different sizes and several power points.

Bedroom 1 is a good size double and benefits from sliding patio doors onto the balcony where there is an alfresco area immediately in front of the bedroom.  This bedroom also has built-in wardrobes with both hanging and drawer space inside plus overhead storage.  There is also a variable speed ceiling fan for warmer summer nights.

Bedroom 2 is a comfortable double bedroom and also benefits from the same built-in wardrobe/storage cupboard as bedroom 1 and equally a variable speed ceiling fan.

Bathroom has a white suite with a large walk-in shower, toilet, bidet and washbasin. Newly replaced in Jan 2020 are the shower doors, a bathroom cupboard and all taps.

The utility room has a dishwasher, washing machine, shelves and dual aspect glazing ideal for opening the windows for air to blow through if you wished to dry washing on a drying rack (although there is a roof terrace with washing lines for drying clothes).

The electrics in the apartment were reviewed this year, 2020 and were upgraded where required.

Communications include satellite television (Spanish channels plus Sky News).  The satellite on the roof can be re-aligned to capture the TV channels of many Northern European countries if desired. There is a land-line telephone and high speed Internet connection ideal for streaming TV if preferred.

Heating:  Due to the fantastic weather on the Costa Cálida and because the apartment is South facing, very little heating is required. There is a gas fire to warm the living room on occasional winter evenings and a small radiator in the bathroom.

Access into the apartment:  There are a few steps into the block and a small flight of 11 stairs to reach the apartment. There is a lift to get to all other floors and finally, the communal roof terrace (azotea). On the roof terrace, for ease of drying clothes there are washing lines which belong to the apartment (and also apartment 10).

Parking is ample, with on street parking immediately outside the apartment block.  There is no restriction on the number of cars which can be parked and there is never a problem in finding space.

About the small apartment block:  There are just 5 levels of apartment, with ten apartments in total within the block.

Urbanizacion Acuario is a community of seven blocks of apartments.  In each of them, two or three apartments are occupied all year round by people of various nationalities. Many other people are regular weekend visitors and some owners come for the long holiday breaks; Christmas/New Year, Easter, and Summer.

Community charge per apartment:  Is €70.41 per month = €844.92 per annum.  Currently, and only until the end August 2020, the monthly charge is €95.41 per month to allow for the refurbishment of the facade to the blocks to be carried out.  So the extra €25 per month is not for a long period of time going forward.

The standard community charge covers… General maintenance and cleaning of the blocks, maintenance of the gardens and paths, lift maintenance and electricity for their running, swimming pool maintenance and cleaning with a contribution for its water.  The community also maintains the entry phone system and the BBQ area. The entrance to the swimming pool is conveniently just outside this block.  The pool is private to the community therefore lockable with all apartment owners holding keys.  The managing agents and the community president are very efficient.

Surrounding area

Urbanizacion Acuario forms part of the larger Urbanizacion San Gines in La Azohia.  This is a secluded and exclusive development that is green and features massive native pine trees and flowering shrubs.  No beach side hotels or other large buildings were or are permitted and Urbanizacion San Gines is proud to be an award-winning development.

Walking distance are a pharmacy and a wine shop located within Urbanizacion Acuario and La Azohia beach is five minutes’ walk away.  There are four bar/restaurants 10 minutes’ walk from the apartment as well as a small supermarket. There are several other bar/restaurants dotted further along the La Azohia promenade. In addition, several small food shops and beach bars open up in the summer.

Driving distance

5 minutes’ drive by car or in a taxi brings you to a large supermarket, hairdresser, hardware stores, a bakery and a butcher.

15 mins’ drive takes you into Puerto de Mazarrón where other large Spanish, German and British supermarkets can be found.  Plus, a small shopping mall, as well as all the retail, commercial and service companies required for modern day living.  Of course, there are a superb selection of restaurants to choose from to appeal to all tastes.

Clubs and Societies

There are clubs and societies to suit everyone in the area.  The majority of which advertise their activities in the free, monthly Costa Calida Chronicle magazine.  You can join in with bridge, sewing, golf, darts, quizzes, bowls, choirs and dancing – to name but a few of the wide variety of pastimes! Apart from these regular get-togethers, the Chronicle also gives a diary of more unusual fiestas and ferias (street parties and festivals) which are taking place during the month.  The magazine is also a useful source of advice and information.

Marine Reserve, Water Sports & the Marina

Swimming at La Azohia beach is very popular as it is both safe and clean.  There are three diving schools in La Azohia.  The waters around the tip of La Azohia bay are a marine reserve.  The crystal-clear sea make diving here an absolute delight with a wide variety of fish and other marine life to be spotted.  It is also possible to hire kayaks at another centre in the village.  Sailing is a popular pastime and there is a marina at Puerto de Mazarron.  For non-sailors a stroll around the marina, relaxing in a bar, cafe or restaurant is a pleasant way of whiling away the time.

Walking routes and trails

The promenade in La Azohia forms part of the eco-tourist route known as the Mediterranean Path (GR92 or E12).  Another popular walk is the ‘church to church’ trail from La Azohia church to the one in the neighbouring village – a distance of around 5 kilometres.  There are of course stop off points for a rest on warmer days.  Other walks are well signposted with relevant maps, distances and degree of difficulty throughout the adjoining natural park.

The New Region de Murcia International airport is just 47 minutes’ drive away with many European budget airlines flying in and out of the airport.
