This property on the outskirts of La Garntilla, close to both Motril and the Costa Tropical, obtained an AFO certificate recently.  The sellers organised this so the property was ready to go on the market with complete security for a trouble free sales.

An AFO, is a licence issued by the town hall alongside architect’s plans to say the property is 100% legal (both the main house and independent guest cottage) to be inhabited as a residential home and nothing has been built illegally.  This will give any buyer’s lawyer confidence to complete a sale on this property without delay!  These certificates cost tens of thousands to obtain and having an AFO in place already, gives this property a huge advantage over others and gives any buyer complete security to invest in this charming property.

A country villa with separate guest cottage. There is a bus service which leaves the village for Motril at 8am and returns around 2.30pm and then goes back to Motril.

Whilst the village does not have shops or bars, it does hold a monthly alfresco lunch to raise money for the annual festivities. The traditional ferias and festivals throughout the year can be enjoyed here even though it is a small village.  It is very easy to integrate into the community, being welcomed by the friendly locals.

The main house has a traditional Andalucian feel with wooden windows and shutters and Andalucian tiling in the outside lounge.  There are 3 double bedrooms and 2 spacious bathrooms, a large kitchen/living/dining room with feature fireplace and wood burning stove.  The master bedroom has an en-suite shower room with walk-in shower and door leading out onto the pool terrace.  The other two bedrooms share the family bathroom with full length bath and shower over also the family bathroom houses a laundry area where the machine is located..

Outside, the property benefits from a huge terrace, partly covered with arches that frame the views and the rest open for soaking up the sun.  Of course, there is a swimming pool that is 6M x 4M in size and the spectacular sea and mountain views can be enjoyed from within the pool or relaxing around it.  The spacious (43M2) covered terrace is connected to the house with immediate access into the living/kitchen/dining room. The separate guest cottage is independent from the main house and located on its own platform below and to the East of the main house.  The guest cottage has its own direct gated access and parking area.  This independent accommodation is the perfect option for visiting friends, family, or if desired, paying guests.  It is connected to the same mains services as the main house.  The guest house comprises a double bedroom, a bathroom and an open plan living/kitchen/dining room.  The windows are traditional, wooden with shutters.  Currently, the guest cottage is not styled with finishing touches.  It is a ‘blank canvass’ for the buyers to finish as they desire.

Outside the guest house is a flat area with outdoor lighting and views that are beautiful, of the mountains and also the village of La Garnatilla.  The laying of gravel to create an immediate terrace area and installation of a wooden pergola for alfresco dining and lounging in the shade would cheaply and quickly transform this cottage.  There are already a few olive trees around the guest cottage but the planting of Mediterranean shrubs and the installation of a Jacuzzi would instantly create the wow factor for visiting guests!

Tourism opportunities for making both or either the main house or guest cottage a holiday rental is possible.  Each property would need its own individual ‘casa rural’ tourism licence.  This would be done via the tourism section at Granada town hall and any buyer’s lawyer can help with this.  The guest cottage would ideally need to be finished to the style and standard the buyer wants to offer guests and then apply for the tourism licence.  The reason for this is because the tourism licences are given on a graded system from basic upwards.

La Garnatilla, Motril and the Costa Tropical

This charming property is located just inland from the Granada coastline, called the Costa Tropical.  It is home to a glorious climate which allows for the growing of all types of fruit and vegetables including mangos and avocados.  The area has long been popular with tourists due to the climate and the fabulous beaches on offer.

The village square of La Garnatilla is just 200 meters from the property and enjoys a number of ferias and fiestas during the year.  There is no shop or bar in the village but the village has regular deliveries of fruit and veg, fish and bread.  Each month, a lunch fiesta/party is hosted in the church square to raise money for the annual village feria.

Motril is the second largest city in Granada and is reached within 15 minutes, giving you a huge range of shopping, cultural and sporting opportunities.  There are a number of smaller villages in the area, many of which have traditional bars and restaurants.

Local beaches and resorts include; Salobrena beach, Poniente beach that is so large it even has a section for exercising dogs, Torrenueva is the perfect beach for walking.

For golf lovers and those seeking fine dining.  Club de Golf Los Moriscos is the most famous golf resort in Motril and happens to be just 20 minutes drive from the property.  It has a discerning 18 hole golf course, a driving range, fine dining restaurant and fabulous beach resort.  It is open to the public to enjoy and is important to tourism in the area.

Airports

There is the choice of Malaga Airport (1 hr 15 minutes) or Granada Airport (1 hour) where budget airlines fly in from all over Europe.
