South facing villa of 330M2. Set in a large Urban plot of 5,529M2. Located on the sought after urbanisation of Fuente Amarga, Almogia, Malaga.
Uniquely designed and beautifully styled villa that was extended and modernised in 2018. The villa now offers 5 spacious double bedrooms and 4 contemporary bathrooms, plus a generous open-plan kitchen/living/dining room.
Outside a 50M2 covered outside lounge with bar overlooks a fabulous kidney shaped swimming pool and panoramic countryside/mountain views. There is also a dedicated BBQ area with space for a huge alfresco dining table plus a courtyard that is accessed from bedroom 2 and also from the main hallway. An entrance porch at the front door adds character and an attached garage, spacious parking area and long driveway offer convenience.
The location, whilst surrounded by beautiful Andalucian countryside the villa is not isolated. There are neighbouring properties a good distance away, all nestled in large plots of land. Then just 2km away, via a quality road, is the hamlet of Pastelero. The hamlet is proud to have two very well renowned bar/restaurants known even by los Malagueños who drive up from Malaga city to dine here over the weekends. Like everyone who frequents these restaurants, they are enjoying quality home cooked local cuisine.
More information about the wider geographical area can be found below.
Currently, this lovely home is a registered tourism villa with licence that generated a gross rental income of €30,000 during 2019. Even during 2020 the holiday let villa still made a profit and the 2021 season is already nearly full! The property is set up as an official business and pays tax. This can be continued or stopped as required by the buyer.
The villa can be enjoyed as:
♦ A private permanent home.
♦ A private holiday home not used for holiday rentals.
♦ An opportunity to take advantage of the established holiday letting income and continue with the existing successful business.
The front door from the parking and garage area enters via a porch into a spacious entrance hall that flows both into the tower end of the villa and also through an arch to enter into the kitchen/living/dining room. Equally from the entrance hall, you can access the pretty rear courtyard and go into bedroom 2 on the ground floor, which also has access into the courtyard plus a en-suite bathroom. Bedroom 1 (master suite) is on the first floor of the tower with a vaulted ceiling, an oval bath in the bedroom itself and separate w.c. with hand-basin behind a sliding door. The master bedroom suite also has access onto a private roof terrace and there are two sets of French doors with generous balconies to capture the stunning vistas.
The open-plan kitchen/living/dining room has access into the covered outside lounge that flows onto the pool terrace. There is also a door from the kitchen into the utility room and from here a further external door that leads back to the driveway and garage. The lounge/dining area has the original open fireplace and accommodates large sofas and dining table for 8 to 10 people in comfort. The kitchen is fitted in the Shaker style that never dates and features a central island for storage and sitting on stools to have breakfast and look out at the view. The utility off the kitchen houses a washing machine, freezer, microwave and storage cupboards, plus shelves. In the garage, there is an additional washing machine.
The lounge end of the living room has a doorway into another spacious entrance hall. This entrance hall is entered from outside at the far end of the covered pool terrace area. From this spacious square hallway are doors into bedroom 4, bedroom 5, the family bathroom and a door into an airing cupboard that houses a hot water cylinder. Off this entrance hall is an inner hallway that leads to bedroom 3 with an en-suite that has a bath with shower over.
Outside there is a garage with light, water and an additional washing machine. The covered terrace area is 50M2 and has a tiled roof with wooden beamed ceiling. There is a bar, dining area and huge soft seating area. To the side of the house is a dedicated BBQ area open to the sky where a very large outside dining table and chair accommodates 10 people.
Swimming Pool is large, has a deep end and is kidney shaped. The sun terrace around it is very spacious and takes in the most stunning uninterrupted panoramic countryside and mountain views. There is ample room for numerous sun loungers and for big gatherings/parties.
The garden and plot of land are mostly located below the pool terrace, although there is a canary palm lined driveway that also has other plants and shrubs along the route to and from the villa. Mature trees adorn the plot as do other mature flowering shrubs and cacti. There are also many fruit and nut trees to include; lemon, peach, kumquat, lime, almond, orange, loquat, grapefruit, pistachio, cherry, tangerines and exotic fruits such as; Buddah’s fingers, finger lime, Sanatra (Indian orange), limequat and more. The plot is fenced and gated by 1.8M fencing and wrought iron entrance gates on three sides of the plot. The only section not fenced is where the tiny river (rain water run-off) divides this villa’s land from it’s neighbour. At the bottom of the plot and accessed by a lower road is a separate entrance gate which is ideal should a tractor or similar need to enter the plot.
Broadband Internet is provided by Mowitel with a small dish that is line-of-sight to a mast. The speed is impressive for the country location at 10Mbps. (The urbanisation of Fuente Amarga is on the list to have Fibre Optic Broadband installed in the near future). The current Broadband connection is very reliable with speed enough to stream HD TV and there is WiFi throughout the property and also on the entire pool terrace.
The land-line to the property is currently disconnected, however, his can be re-connected in approximately three days, if desired.
A large satellite dish has been disconnected and taken down but is still available to be used by a Northern European buyer who could use it to receive their TV channels (to include the UK, but only for Sky TV).

Guadalhorce Golf is 31km/45 minutes drive South.
Playa Los Alamos is 41km/50 minutes drive South and located between Torremolinos and Malaga city. A stunning long and deep beach that is mostly known by the Spanish. Parador del Golf is also located here.

Viewing the property:
If you would like to be “walked” around the house and gardens via a WhatsApp video call, this option is available to you. The housekeeper will gladly agree a time to give you a guided tour whilst you are in the comfort of your own home. Then, the villa is available for you to view in person, at your convenience, when you are next in Spain.
Furnishing and contents:
Most of the contents are available to be purchased by separate negotiation (except for personal items) with an inventory being drawn up and a price agreed for everything wanted. This means buyers avoid paying purchase tax on 2nd hand items which is what would happen if the contents were included in the asking price!
