For sale direct from owner!
This house is exceptional for many reasons and is the dream home for someone who wants what this home in many cases uniquely has to offer…
♦ This house has the golden ticket to a stress free purchase, especially when buying a property on Rustic (in the countryside)… a License of First Occupation known as an LFO in English or Licencia de Primera Ocupacion in Spanish. All buyers lawyers breathe a sigh of relief when they see a license of first occupation when a country home is being bought.
♦ 5 bedrooms and 3 bathroom home with two bedrooms and a shower room on the ground floor and 3 bedrooms and 2 bathrooms on the first floor (the master bedroom is en-suite). This allows for a very flexible layout and versatile use of this special home.
♦ 306M2 house across 2 floors and including the laundry room and covered alfresco dining area.
♦ 140M2 barn next to the house with connection via a central patio area or via huge barn doors. The concrete driveway forks off to the barn and up to the house.
♦ 24,280M2 land that is marked with posts and fencing in part. The land is not fully fenced if you have dogs who wander but a smaller area immediately around the property could easily be fenced for pets or small children.
♦ The views from this property are panoramic and take in olive and almond groves and numerous mountain ranges. The elevation of the property means you can enjoy stunning sun rises and sunsets.
♦ The property is located towards the back of the two plots of land the property owns. This is perfect for privacy and very hard to find. More often than not, properties are near the boundary of the land and close to the entrance gates with orchards behind. The orchards surrounding the land are now protected by Andalucian Land law which means no further construction of properties can happen. This means immediate neighbours are never a possibility if you are looking for privacy and peace.
♦ This is a well built property, two storey (which is hard to find) and finished on the outside with a coating that is ochre in colour and never needs to be painted.
♦ The house has air-conditioning in the living room. Also there is gas central heating to radiators via two banks of large gas bottles that are delivered quickly after a phone call. Each radiator is recessed under the windows and this makes them discreet. A feature fireplace in the living room houses a large wood burning stove with the current owner using olive wood to heat the room.
♦ Covered alfresco dining and lounging is located immediately outside the living room that leads to a beautiful courtyard with a small pool and attached tiled jacuzzi.
♦ The huge barn, with very high vaulted roof could have loose boxes installed into it for horses and the gently sloping land would be suitable for keeping horses also. There is ample space on the land to install a ménage for schooling horses and paddocks could be created.
♦ There is a water well registered to the property on the land which is very useful and ideal if a buyer wished to keep horses or put in a large vegetable plot to become self sufficient.
♦ All the rooms within the house are very spacious including two much larger than usual bedrooms on the first floor, also two of the three bathrooms are huge.
♦ The two bedrooms on the ground floor could become a snug/TV room and a home office. Or keep a ground floor bedroom for an elderly family member or ideal for someone with diminished mobility.
♦ The courtyard is an intimate space with pretty, low maintenance and walled surroundings with wrought iron fence. It includes a large covered alfresco dining area that stretches across the front of the house, a cheese wedge shaped shallow pool with seating in it (ideal for sipping cool drinks on a hot day) and attached tiled jacuzzi with seating. The current owners realised that you cannot swim properly in a standard 8M X 5M pool, so they decided upon somewhere to cool off when it is hot and a tiled jacuzzi to relax in. Then when they wanted to swim for exercise, they just went to the municipal pool in Archidona. 6 minutes drive away in Archidona you will find the large municipal swimming pool that is open air during the warm months and covered during the cooler months. This is where you go to swim and exercise! In the courtyard are dwarf trees, a water feature an outside kitchen and sun terrace area that takes in the fabulous panoramic views.
♦ The house has been finished in a modern rustic Andalucian style which means it sits very well in its surroundings of olive and almond trees.
♦ If you want peace, quiet and privacy this property is fabulous for that. There are no other residential dwellings in the immediate area and there are only a few farm buildings in the distance. All you see is trees and mountains.
♦ A central patio area gives access to a laundry room and also to the enormous 140M2 barn with a roof height suitable for lorries, tractors or machinery. This has historically been used as an artist studio that also housed art classes by the current owner.
♦ This property suits many requirements often asked for: A large holiday home that can accommodate an extended family to holiday together but with space for them to spread out. If this house were to get ‘casa rural’ tourist home status it could rent out for serious weekly money (perhaps €1,800 or more per week). Or it may be the ideal home for a car or motorbike enthusiast, or someone who has a hobby or makes a living from the space offered by a massive barn.
♦ The land is very well cared for by a neighbouring farmer and this agreement can be continued or stopped according to what the new owner wishes.
♦ The access to the property is via a superbly maintained double width compacted gravel road that is GPS/Sat Nav supported.
♦ The entrance gates are electric and operated via remote control. Then a long concrete driveway gently winds up to the house so all but the lowest to the ground sports car can easily access this home.
♦ Rarely do you find a home that has easy access and no other houses in sight so peace and quiet is guaranteed yet be just 6 minutes drive into the centre of Archidona that has superb amenities. The historic city of Antequera is an easy 20 minute drive from the house. Here you will find everything needed for modern day living. Whilst Archidona has smaller supermarkets and numerous restaurants, cafes, bakeries etc.
♦ Malaga city and Malaga airport are both 50 minutes drive from the house. Granada airport is 50 minutes drive and Granada city just under 1 hour into the centre. Cordoba city centre is 1 hour 15 minutes drive away.
♦ From Antequera city centre train station (soon to receive the AVE high speed train) and from Antequera Santa-Ana or Bobadilla you can use rail to go to Malaga, Granada, Cordoba, Sevilla and beyond.
♦ The area around Archidona is famous for walking trails/hiking trails, horse riding, rock climbing and horse riding. This means it the house is ideal for a year round tourism venture.

Archidona is an historic village with a hilltop monastery that also has a restaurant at the top of the mountain where the monastery/sanctuary is located. Throughout the pretty village you will find every kind of restaurant, cafe, butchers, bakers, hair dressers, boutique clothing stores, superb medical centre with on-stand-by medical centre and helipad, an amazing circular central plaza that looks like a bull ring from the air but it is not, it contains houses and restaurants. All the festivities and street parties are held here. The municipal swimming pool is impressive, being covered in a huge dome in the cooler months with heated water and open to the sun during the hotter months. Archidona also has a private health centre where every kind of scan and test can be carried out at exceptionally reasonable prices and numerous consultants/specialists can be seen privately at this clinic. Archidona also has a full size Mercadona supermarket which makes for very convenient living.
