If buying the house, you will need to re-connect the electrical supply and this can involve some cost but there was a supply previously so it should not be too difficult to obtain.
The property is being sold without AFO – this means any future work to the house will need the permission of the local town hall architect but this could include your specific plans for the property.
The paperwork for the property shows some discrepancies and will need to be resolved during the sale process. The easiest way to do this would be with a topographical survey to confirm the exact size of the plot and the buildings.
Currently, the Catastro shows the land area as 2,700M2 but the escritura states 4,900M2. The plots is fenced and therefore, we would probably suggest that the lower size is correct.
In terms of built meters, the Catastro shows this as 249M2 and the escritra states 201M2 and given that the Catastro was updated aerially in recent years, we also feel this is more likely to be correct.
A topographical survey would be the easiest way for these sizes to be confirmed and this could then lead to updating of the escritura at the point of sale.
There is an outstanding IBI bill (local rates) for the property which will be dealt with as part of the sale process so that there are no debts to the property once a sale is concluded.
There is plenty of space for a swimming pool but these can be difficult to obtain permission for (built into the ground) but there is space for an above ground pool and with a slight slope in the land, it would be easy to make this look like a more permanent structure with some decking.
The house is located adjacent to the old school in Santa Maria del Cerro, a 10min drive from the bustling village of Villanueva de la Concepcion. Within a couple of minutes is the small hamlet of Pastelero which benefits from two very good bar/restaurants.
