The property is ideal for many different uses
This impressive property has so much going for it, summarising how many different uses there are for it is difficult. To name a few:
A large family home for permanent use. A substantial holiday home for an extended family to enjoy together. A home where the owners can grow their own vegetables, salad leaves and fruit in the paddock. If animals are wished to be kept, there is space for them and accommodation for them too. An agricultural licence to keep horses, donkeys, llamas, alpacas etc. can be obtained.
Business opportunities are almost endless: A ‘casa rural’ (rural holiday home with tourism licence obtained) could generate high income per week because of the number of bedrooms, bathrooms and size of the pool. Live there permanently and set up a business such as carpentry, a mechanic, a metal worker, sculptor, potter and the list goes on. The three different and substantial outbuildings offer great opportunity to run a kennels and cattery business at the same time or perhaps the most superb pet hotel due to the wonderful paddock for exercising dogs.
The main house is set across two floors and this stands the property out against many similar properties on one floor.
The villa is south facing and has far reaching panoramic views of the surrounding countryside of agricultural fields with mountains in the distance. The area is filled by orange groves, fields growing plums, peaches, nectarines, apricots, persimmons and much, much more.
The villa comprises 5 bedrooms – 2 of which are on the first floor and 3 on the ground floor. This is great for accommodating those that are less mobile and for “future proofing” the house for elderly relatives or guests. There are 4 bathrooms and these are split – 2 on the ground floor and 2 on the first floor.
The living room is light and bright with dual aspect windows. The multi-fuel burner creates the focal point in the room and with a back boiler, this provides for heating water and fuelling 4 radiators.
Off the living room via French doors, a sun filled dining room or sun room makes the most of the south facing aspect and with full width folding glazed doors, it is the perfect way to connect the inside of the house and the terrace and pool area. Perfect in the winter months and ideal when entertaining in the summer.
The large, American style kitchen is sleek and contemporary with a large peninsula which creates a great place for entertaining or keeping ‘the cook’ company whilst sharing a bottle of wine or a G&T! Plenty of base and wall units are installed. The worktops are unique and features large white, high gloss tiles. The kitchen also comes with a full range of appliances – double Neff electric oven, gas hob and extractor hood, a fridge/freezer and a further under unit fridge plus additional tall storage cupboard. There is a double sink and pantry for further storage. There is also plumbing for washing machine or dishwasher.
The large office/den is located at the top of the stairs on a large landing and the perfect space for a home office.
Pool, gardens, paddock and outbuildings
The gardens are split into more formal areas with a lovely terrace, perfect for soaking up the sunshine. A first floor terrace is also a great spot for a bit of winter sun.
The pool area is a delight. The swimming pool is large, 13m x 6m and surrounded by a sun terrace. The pool is fully tiled and has Roman steps for ease of access into the water. Of course, the usual pump and filter are installed.
An outside kitchen is perfect for garden parties – a pizza oven, a grill and space for a fridge make this the ideal entertainment space.
There is a 3M x 4M gazebo with curtains and mosquito/fly screening.
The whole garden is fenced and mostly hedged. The areas around the house are more formal garden areas with palms and Mediterranean shrubs and succulents. Where the stables, barn and shelter are located, this paddock could easily accommodate a horse and pony together, a couple of donkeys, other four legged pets, or cattery and kennels business as discussed above.
The property comes with various outbuildings including: Stable block of 4 stables, further 3 stables, hay barn and storage area used as a workshop. Shed measuring 4M x 3M that is closer to the house. A double garage (double height too) is at the far end and to the side of the pool.
There are a number of ancient olive trees, various fruit trees including grapes, figs, nispero, lemons persimmons and pomegranates. There is a also a pergola with grapes growing over it.
Communications and amenities
The property is connected to mains electricity, mains water (high pressure for agricultural use), solar panels to hot water, satellite TV, 14MG download speed Broadband Internet and a land-line telephone. There is a multi-fuel stove (using either wood or coal) with the back boiler feeding some wall mounted radiators and hot water in the winter.
