What makes this hotel and self catering complex special

♦  Located in the pretty white Moorish village of Berchules in the very centre of the Alpujarras, Sierra de Nevada Natural Park, Granada.  At 1,350 meters above sea level but still the sea can be seen in the distance and the views are stunning.  It is an outdoor enthusiasts dream with loads to do and enjoy!

♦  The hotel is located on the famous GR7 hiking route between Trevelez and Yegen.  Many hikers take a room in the hotel so they can conveniently walk this route.  The hotel provides hikers information about the route and help where needed.  These hikers provide a good income for the hotel, staying at the hotel to enjoy walking in this stunning area of the Alpujarras.

♦  The hotel, the separate self-catering buildings plus swimming pool were purpose built and everything is as immaculate today as when it was first built.  The entire property and grounds are very well maintained and ready for the new owner to enjoy and make good money from day one.

♦  There was a project for the construction of the hotel in 1993, for the self-catering properties in 2002 and for the swimming pool in 2011.  Building licences were obtained from the town hall and a Licence of First Occupation was issued on completion of the projects.  Therefore, any buyer’s lawyer will be able to quickly and happily purchase this hotel for any interested buyer.

♦  If the buyer wanted to take a much higher occupancy rate that is available to them… just allow the reservations to continue to come in.  The current owners are selling in order to retire, so they currently stop at 40% occupancy between March and November because that workload is comfortable for them.

♦  Of course, guests of the self-catering accommodation can enjoy the bar, restaurant and swimming pool.

♦  Bar/restaurant open for breakfast, lunch and dinner and seats 35 guests.  Plus picnics are currently made up for guests to take out on their adventures with them.  The restaurant is well renowned for quality home cooking of regional dishes and the current owners are known for accommodating special dietary requirements and making everyone feel welcome.  Currently the restaurant is only open to hotel guests. However, there could be an opportunity to open to the public also.

♦  Superb commercial kitchen with everything you need to include a walk-in refrigerator.

♦  Bar/lounge/casual dining area with open fireplace.  A cosy place to relax, wine and dine.

♦  Equally, the owner will stay on to give a thorough hand-over to the buyers if they wish him to.  He will stay for up to 8 weeks if the new owners would find this helpful.

♦  There is an option to buy the hotel only for €350,000 and not purchase the two self-catering detached buildings on the plot of land.  If this option is preferred, the current owner will organise the legal paperwork to split the plot at his own cost.

♦  A water deposit is connected to the mains water as back-up just in case the water is cut off whilst a leak is fixed.  It rarely happens but having a 1,500 litre water deposit gives peace of mind.

♦  Annual rubbish collection is just €160

Location

The village of Berchules is a historic Moorish village dating back 800 years at 1,350 meters above sea level.  The population is under 1,000 but it is a vibrant village with two shops, a bank, a few bars and the church. Berchules is situated in the Sierra Nevada Natural Park and enjoys hot summers and often equally enjoys some snow during the winter.  The source of the Guadalfeo river starts next to the village and snow melt from the Sierra Nevada feeds this river and flows all the way down to the coast in Motril.

There are four very well supported celebrations throughout the calendar.  One religious and emotional, one celebrating and showing off groomed and beautifully presented livestock, the much awaited for by children Three Kings parade when sweets are thrown from floats (the Spanish equivalent of Father Christmas arriving) and finally the more modern and quite hilarious party to celebrate New Year in August!

The closest large supermarket is 10 minutes drive away in Cadiar.

For major shopping, to include department store shopping in one of Spain’s famous El Courte Ingles stores as an example, this kind of shopping would be done in Granada city centre which is about 2 two hours away by car.

Most people reach Berchules if driving up from the coast by taking the A345 from La Rabita and then picking up the A348 to Berchules.  From La Rabita to Berchules, this drive takes just under 1 hour.
