Overview of the business and attached house
This hugely popular family run business offers a restaurant for lunch and dinner, tapas and an alfresco BBQ in the summer evenings. It has been trading for more than 40 years and for 16 years in the current, freehold premises with a large home above the restaurant.
The location of Meson Bar Torfa with the very spacious home above is located in a terrific position in the village being close to the town hall, just down from the municipal swimming pool, just below the football stadium and large indoor sports complex. There is seating for in excess of 150 clients and exceptional terrace space across three areas (a covered porch and two open terraces). The outside dining areas are ideal for making the most of the Spanish climate throughout the year.
This superb restaurant does not only attract locals, it is very popular with tourists too! Holiday makers staying in the numerous country homes holiday let year-round drive into the village and regularly frequent the restaurant. Also, tourists of every nationality (including many Spanish) who are out for the day to visit the magnificent El Torcal Natural Park and mountain range often eat at Torfa before or after their hike/visit to see the unique rock formations of El Torcal. The mountain range is the impressive backdrop of Villanueva de la Concepcion.
The business is ready to pass on to new owners with a fully operational kitchen, staff who are not family members that are likely to stay on if required and lots of good will from the local patrons of the bar/restaurant.
The only reason the business is for sale is that the owners want to retire to spend more time with the growing family although this is a very difficult decision having built this business over the last 40 years.
In addition to the business, a very comfortable 4 bedroom house set across two floors with great outside space sits above the restaurant. Entrance to the house is from within the restaurant or from the front door which is accessed via the covered porch of the restaurant. It is completely independent from the business and can be used by the owners or rented out as a holiday let which would bring in very good additional income if desired. There are two terraces for use from the house. The first is off the master bedroom and is very spacious. Then a large roof terrace takes in a view of part of the El Torcal mountain range.
On the roof terrace are currently two back-up water deposits containing 1,000 litres for emergency use should the mains water be cut off for repairs. This seems to dictate that the structure may be strong enough to also accommodate a hot tub or similar also.
The property has a degree of flexibility with both business and home on separate escrituras (deeds) so they can be sold separately in the future if wanted. It also means that investors can generate two streams of revenue from the restaurant and the house separately making this a terrific investment vehicle.

The business in more detail
The bar/restaurant currently opens hours that allow for a decent work/life balance but still brings in a good income.
There is scope for a good breakfast trade, lunch, afternoon cakes and doffee (called merienda) and the usual evening session offering tapas and meals.
The high level of tourism in the area allows for two servings with visitors often eating earlier and locals eating later.
There is space for more than 150 covers inside and outside seated at a table. In addition, there is a large bar area which serves tapas and on a Friday lunchtime it is often standing room only for tapas whilst tables are served too!
Two large open terraces offer more than 100M2 of extra space for alfresco dining.
The restaurant gets bookings well in advance for confirmation, christening and birthday celebrations where clients will book the entire restaurant, often inside and outside during the summer. These offer good income for the restaurant. There is a children’s play area meters away in the gardens from the restaurant. This is very useful when lots of children are involved in a celebration!
The professional kitchen has everything needed to cater to large numbers and a storage courtyard gives more space for storage and additional appliances. The kitchen has all the appliances expected in a professional kitchen including a plancha, a grill (cooking over coals), ovens, dishwasher and industrial extractors.
The restaurant has air conditioning plus separate w.c.’s for him and her. The female w.c. is large enough for disabled use.
A doorway from the restaurant gives quick access to the house. Equally the front door is located on the front covered porch.
Income of the business and reason for selling
The bar/restaurant turns over 350,000 Euros per annum and this coould easilt be increased. The family running the business are getting on in years and are starting to balance their working week with family life. They close one day per week and also close a further evenings per week so they have a better work/life balance. This business could be huge if desired or kept the size it is with similar hours worked. There is a full-time chef employed in the kitchen who works with the wife, whilst the husband runs the bar, plancha and BBQ with the son (and part-time waiting staff). The staff are likely to want to stay on when the business and home are sold or they will move on if not required.
The couple are selling in order to retire and will miss Meson Bar Torfa very much. It has been their life for their entire working life but now it is time to kick back and relax.
The 4 bedroom house
The house is set across two floors (first and second floor) with a private entrance on the ground floor with very wide stairs rising to the living area from the street/front porch of Meson Bar Torfa. Inside the restaurant a further door connects the business to the lower landing where the stairs rise to the house.
On the first floor is a spacious living/kitchen/dining room where a small kitchen is located because mostly the family eat in the restaurant and use the kitchen of the restaurant. On the first floor are three double bedrooms all with fitted wardrobes and air-conditioning. The master bedroom is very large with space for two matrimonial double beds and there is access via patio doors onto a spacious terrace, currently mostly covered and used as a play area for grand children. On this level is a family bathroom with a bath and shower over. Stairs rise from the living room to the second floor.
On the second floor is a hallway with a door onto the roof terrace and windows bringing in light and fresh air. Off this hallway are; a large double bedroom, a huge bathroom with corner jacuzzi bath and a laundry room. The door in the hallway leads onto a very spacious roof terrace.
The roof terrace takes in a partial view of the El Torcal mountain range and there is space for a table and chairs plus sun loungers. The roof terrace is also rather utilitarian because this is where the air-conditioning units are located (for the business on one side and for the house on the other). Equally there are two 1,000 litre back-up water deposits (one for the business and the other for the house). Rarely does the water be cut off but if there is a leak it will be cut off until the leak is fixed.
The business and house are on separate deeds (escrituras)
The business and home are being sold together however, the deeds for the business – Meson Bar Torfa and the house above are separate.
This means future owners can sell the business or home separately if wanted.
Location
Meson Bar Torfa is located just above the town hall. This is above the village centre which is a useful location when the main plaza is shut for ferias and fiestas. People can leave the noisy mayhem of whatever is happening in the main plaza and go up to Torfa for a bit of peace, a lovely meal, some refreshing drinks and then return to the street party at their leisure. Equally, the location is superb for those leaving the municipal swimming pool for lunch or when leaving the football club or sports centre after an event. The location is superb for workers who want an easy place to park and eat a superb menu of the day (three course meal with a drink) during the week.
Also, it is the first restaurant visitors to the El Torcal Natural Park will come to after or before a walk in the Torcal. At weekends, visitors are given a ticket and have to go up in mini buses at set times. Often visitors to El Torcal go into Torfa to eat and drink whilst waiting their turn to go up in the minibus to the walking trails, viewing area and visitors centre.
Antequera city with the Dolmens that have World Heritage status is located just 20 minutes from the village. The city has everything needed for modern day living and it is a stunning city. Visitors will explore outside of the city and do venture into Villanueva de la Concepcion. Malaga city is 40 minutes South of the village and here you have everything! Then the beaches are waiting for you 40 minutes South also as is Malaga airport.
The location is perfect in many ways… 20 minutes from the cross-roads of Andalucia which takes you into Antequera or on to Granada, Cordoba or Sevilla.
The AVE high speed train is very soon stop at a new station currently being built in Antequera city centre. This will be very useful!
Having a major airport that is a hub for many European Airlines so close (yet not heard) is fantastic, as is having a selection of beaches for everyone, from families who want water sports to couples who want a quiet beach is perfect.
