For sale direct from the owners!

Just a 5-minute drive from the historic town of Niebla, this well-presented country home offers a peaceful and private location but with easy access to local facilities and the history and atmosphere of this popular and welcoming local town.

Due to the flat countryside, it is an easy 10-15min walk into Niebla which is a great benefit to the location

Whilst a stroll into Niebla is more than possible, there are a huge variety of things to do and places to visit within a short drive – excellent motorway access to Seville, (airport 57mins) and Portugal (Faro airport 1hr 24mins). Closer to home are a choice of glorious sandy beaches, the Doñana National Park – a haven for wildlife and the city of Huelva, capital of the province.

The house itself is very well presented and offers accommodation all on one level. In total, the house offers 191M2 with 3 bedrooms, 2 bathrooms, spacious living space and plenty of outside space to enjoy the best of the weather. The house sits in land of 3,674M2 which is fully fenced and comes with a range of fruit trees, almond trees and a vegetable plot.

Access to the property is via a well-maintained track just a couple of minutes from tarmac roads. A gated entrance leads into the fully fenced land and a driveway for several cars.

The layout of the property…

As you enter the house, you cross the enormous front terrace which includes the swimming pool and a large, covered gazebo terrace space. A further covered porch terrace at the front of the property is the ideal space to enjoy relaxing or alfresco dining.

The front door enters into a spacious living space with a living room area at one end, with a feature fireplace and wood burning stove with inbuilt fan. At the other end of the room is the fitted kitchen with plenty of wall and base units and space for all the usual appliances including fridge/freezer oven and hob etc. This room is dual aspect with views across the side and front terrace. A dining area sits between the kitchen and living areas.

Just outside the kitchen is a large, covered terrace offering good shade for relaxing and dining alfresco. This covered porch has a mature grapevine producing grapes year after year. From this covered porch, you move onto the open terrace area which includes the swimming pool and a large gazebo which is another great space to escape the sun and relax.

From the living room, a vestibule room could easily be adapted to provide a small home office or study and a further door leads to an inner hallway leading to the bedrooms…

A large double bedroom with Air/Con

A second bedroom is another spacious double room

A third bedroom is, once again, very spacious

En-suite bathroom – both bedroom 2 and 3 have access to the en-suite bathroom which has a full size bath, a separate walk-in shower, WC and wash hand basin. This “Jack and Jill” arrangement gives great flexibility to the use of these two bedrooms

Family shower room, accessed off the vestibule room and serves bedroom 1 and guests.

Outside space, gardens and land…

As we have already mentioned the house benefits from a huge open terrace which houses the swimming pool and a feature gazebo, ideal for escaping the heat and direct sun. The front porch is large and is another space to create an outside sitting area and dining space.

From the large, open terrace you access the separate workshop which has plenty of space for storage, light and power and an external water tap.

The land around the house amounts to nearly 1 acre and offers a variety of fruit and nut trees including pomegranate, lemon and almond trees. In addition, there is an existing vegetable plot and there is great scope for creating a self-sufficient lifestyle with the fertile land and the space available.
