If you are after a brand new, amazingly well-built Andalusian Country Villa that has the ‘wow’ factor, and you are ready to add your own finishing touches to make it your own, then this could be the place for you.

For sale direct from the owner.

The seller is German and this property is being treated with the utmost respect and attention to detail. Quality is extremely important to him. This house comes with a number of features not usually found in Spanish country homes. And it’s a brand-new blank canvas… waiting for its first owner to put the finishing touches to it and make it truly their own.

The artist impressions show you what it could look like.

Legal Paperwork – the property comes with AFO from the local town hall and a new escritura has been notarised and is being updated within the Property Register so there will be no issues and no delays for new owners.

The location of this special country villa is perfect:

Only 2km from Casarabonela. A country road takes you into this beautiful village – one of the famous small white washed Spanish pueblos.

Even within the property, you will feel as if you are enveloped in stunning countryside with a direct view of the Sierra La Robla mountain which is part of the Las Nieves Natural Park which has become a Parque National (National Park).

However, you are only minutes in the car to all the amenities you need for every day living in Casarabonela.

The location gives you the best of both worlds – privacy and surrounded by panoramic countryside views, yet close to the village.

The highlights of the property are:

♦ Four massive 4M x 2M windows that wrap three sides of the living area that take in a very impressive view and create an atmosphere of space and light

♦ Huge, modern open-plan kitchen/living/dining room with central feature fireplace that makes a real statement!

♦ Plumbing & Electrics are in place, ready for the new owner to build their dream kitchen

♦ Modern open-plan master bedroom and bathroom with cosy fireplace, jacuzzi, mirrored walls, walk-in shower & his and hers vanity basins

♦ The UPVC double glazed windows are from the superb German company, Kommerling (the windows manufactured in Spain and guaranteed in Spain) with dark wooden frames that have been created to suit the environment the property is in. The strength is 16mm

♦ Air-conditioning connections are installed throughout (cooling & heating)

♦ In true German style, the roof and insulation is of a very high standard with layers of concrete, roofing felt, foam, mortar and roof tiles. Advantageous for winter insulation and summer coolness. The walls have also been built with Termoarcillas bricks which gives 25cm of ventilated insulation.

The accommodation consists of:

♦ 172M2 built meters, 145M2 usable (internal meters)

♦ 3 bedrooms and 3 bathrooms

♦ 75M2 Open-plan living area

♦ The Master bedroom is a sumptuous suite of 30M2 with an impressive and luxurious en-suite bathroom

♦ Bedroom 2 is a double with en-suite shower room

♦ Bedroom 3 is a double bedroom

♦ Family shower room with walk-in shower, toilet & bidet, access to outside and in to utility room.

The beautiful outside:

♦ 100m private concrete driveway meandering through the olive grove

♦ Hexagonal Plunge Pool D 410cm x H 120cm. The size makes the pool environmentally and climate friendly yet refreshingly charming, in fitting with this villa. The pool panels are made of Scandinavian treated redwood pine

♦ The views are spectacular and far reaching to include farmland and mountain ranges

♦ The land immediately around the villa is a blank canvas – ready to receive a beautiful garden

♦ The 11,000m2 of land is planted with olive trees. These can be harvested by the new owner or a local farmer will very happily enter an agreement to care for the land and trees in exchange for the crop (and perhaps giving you some single estate, extra virgin olive oil)!

♦ Water deposit for 30,000 litres of well water.

Communications and amenities:

♦ The property is connected to its own supply of mains electricity and water

♦ Telephone & Internet is ready to be connected

♦ Well water is already there (a community water well will become the secondary supply of water).  The well is 300M deep and produces 30,000 ltrs per hour.  There is a right of usage within a contract.

Casarabonela is a bustling village which has all kinds of amenities including two supermarkets, several bars and restaurants, a bakery, a butcher, a large public swimming pool and a medical centre.

An easy 45 minute drive to Malaga, less than 1 hour to Marbella or the famous site seeing Caminito del Rey and for all the cosmopolitan sophistication that Andalucia has to offer.

Some information about Casarabonela:

Casarabonela lies about 500m above sea-level at the end of the mountain range starting at Malaga. Its origin is prehistoric, however, first evidence goes back to Roman times – parts of the Roman causeway Ronda/Malaga can still be seen; the village was then named Castra – Vinaria.

Casarabonela has Islamic roots and shows Arabian and Christian influences. Ruins of the Medieval Castle and the Moorish part of the village with its narrow, winding and steep streets and low raised houses, together with its fountains providing cool mountain water and beautiful squares, bear witness to that.

After the 15th century, the village was known as Casarabonela and up to now rated as very pretty nested in the mountains from where you have unforgettable views of the Valle Guadalhorce down to Malaga and the sea. Today there are more than a dozen Fiestas and events per year and many bars and restaurants which take care that you can enjoy life and participate in a different way of life.
